POSITION:

MAINTENANCE TECHNICIAN (PART-TIME) The Maintenance Technician is responsible for ensuring the safe, functional, and well-maintained condition of buildings, equipment, and grounds. This role performs routine inspections, preventive maintenance, and repairs across electrical, plumbing, HVAC, mechanical systems, and general building needs. The Maintenance Technician supports daily operations by responding to maintenance requests, documenting work performed, and ensuring all tasks are completed in compliance with safety standards and building codes.

This position requires some nights, weekends, and holidays.


RESPONSIBILITIES:

  • Conduct regular inspections of buildings, grounds, equipment, and systems to identify maintenance needs or safety concerns.
  • Troubleshoot, diagnose, and repair issues related to plumbing, electrical, HVAC, mechanical systems, and kitchen appliances.
  • Perform minor repairs and installations, including locks, fixtures, drywall, appliances, and equipment.
  • Complete preventative maintenance tasks such as changing filters, replacing lightbulbs, servicing machinery, and performing routine upkeep
  • Maintain control panels, wiring, and system components in accordance with safety and code requirements
  • Perform general cleaning duties, including dusting, mopping, trash removal, and maintaining work areas
  • Maintain outdoor areas through mowing, basic landscaping, and grounds upkeep
  • Accurately document and maintenance work, repairs performed, and materials or supplies used
  • Respond promptly to maintenance requests and prioritize tasks based on urgency and operational impact.
  • Follow all company safety policies, OSHA guidelines, and applicable building codes.
  • Always have constant awareness of safety hazards and report findings to supervisor.
  • Communicate maintenance issues, hazards, and repair timelines to supervisors or management.
  • Assist with special projects and additional maintenance duties as assigned.
  • Maintain cleanliness and organization of work areas, storage spaces, and equipment.
  • Perform other related duties as assigned.

Due to changing operational demands, it may be necessary to undertake various functions that are not specifically related to this position. This individual may be required to carry out additional tasks and duties as needed or as directed. Additionally, employee responsibilities and job descriptions are subject to review and modification.

Requirements:
  • Must be able to work nights, weekends, and holidays.
  • Minimum 6 months of experience in maintenance, facilities, or a related trade preferred.
  • High School diploma or general education degree (GED) preferred.
  • Working knowledge of basic plumbing, electrical, HVAC, and mechanical systems.
  • Ability to safely and effectively use hand tools, power tools, and maintenance equipment.
  • Must be able to speak, read, write, and understand English.
  • Reliability, punctuality, and professional communication skills are critical.
  • Strong troubleshooting and problem-solving skills.
  • Ability to perform preventive maintenance and minor repairs independently.
  • Basic computer skills for completing work orders and maintenance documentation.
  • Ability to read and follow manuals, diagrams, and safety instructions.
  • Effective communication skills for interacting with supervisors, team members, and guests.
  • Ability to time manage, prioritize tasks, and respond to urgent maintenance needs.
  • Physical stamina and strength to perform manual labor in various weather conditions.
  • Attention to detail and a commitment to quality workmanship.
  • CPR and first aid certification a plus and /or the willingness to be trained.
  • Ability to walk or stand and move about the resort (both indoors and outdoors) for eight or more hours per day, sit, reach, lift, bend, kneel, stoop, climb stairs, push and pull items weighing up to 75 pounds.
  • The position requires manual dexterity, auditory and visual skills, the ability to follow written and verbal instructions and procedures, and the capacity to communicate effectively and professionally.
  • The person in this position will need to be comfortable working in an indoor/outdoor use space.
