Position Title: Part Time Maintenance Tech I

Location: Dry Canyon Apartments Redmond, Oregon

Job Description: We are seeking a skilled Maintenance Technician to join our team on a part-time basis. Candidates must have at least 1 year of maintenance and/or general labor experience. This role requires schedule flexibility, including potential weekend needs and participation in a rotating on-call schedule.


Preventive Maintenance:

  • Clean and maintain the pool.
  • Check and replace exterior lighting on a weekly basis.
  • Walk around the properties to check for any safety conditions or damage to the property.
  • Prepare the property per season (winterizing).

Daily Duties:

  • Respond to 24-hour maintenance emergency calls.
  • Physically walk the properties every morning and remove litter, debris, cigarette butts, and pet droppings from the grounds including bushes and grass areas.
  • Remove animal droppings from pet areas, empty waste stations that are around the property, and replenish doggy bags.
  • Clean up all debris in dumpster areas and sweep or pressure wash as needed.
  • Turn vacant units when scheduled.
  • Complete work orders within 24-48 hours.
  • Assist with various physical tasks as directed.
  • Clean and organize shops and garages.
  • Assist with landscaping as requested by the manager.
  • Fix/Replace damaged signs and banners on the property.
  • Perform all tasks in a neat and efficient manner.

Turning Units:

  • Change locks, rekey, make keys.
  • Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
  • Assist in moving abandoned furniture, appliances, etc., to dump trailer when necessary.
  • Check all lights and replace them as necessary.
  • Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, etc.
  • Check applicable appliances and notify maintenance supervisor of any problems.
  • Check faucets sink plugs and repair/replaces as necessary. Performs exterior repairs as needed.
  • Repair/replace blinds and ceiling fans.
  • Transfer paint buckets and supplies to units from storage and vice versa.
  • Repair holes in walls and paint as needed.
  • Complete required forms regarding the turn and paint of the unit.
  • Work in a fast-paced manner.

Safety Responsibilities:

  • Learn and ensure compliance with all company, local, state, and federal safety rules.
  • Ensure that unsafe conditions are corrected in a timely manner.
  • Use protective equipment when necessary, following all safety procedures.


Additional Requirements & Working Conditions:

  • Attendance is crucial.
  • Compliance with company policies, rules, and procedures is mandatory.
  • This role entails outdoor work in all weather conditions for extended periods.
  • Heavy lifting (50 pounds or more), use of power tools, climbing ladders, bending, squatting, kneeling, pushing, and pulling are routine tasks.
  • Regular exposure to paint, cleaning solvents, adhesives, and paint fumes is expected.
  • Reliable transportation and a cellular device for work communication are essential.
  • Background screening is mandatory before hiring.
