Job description

Job Summary
Responsible for the overnight security of Wesbury buildings, grounds, residents, employees, visitors, and property while also providing first-line maintenance support throughout the campus. This position performs routine security patrols, responds to emergencies and after-hours maintenance concerns, identifies potential safety or facility issues, and completes basic maintenance and repairs within the scope of the position.
The Security/Maintenance employee serves as an overnight resource for facility-related concerns and determines when an issue can be safely addressed or requires notification of additional maintenance personnel or emergency services.
Essential Job Duties and Responsibilities
Security & Safety
  1. Lock and unlock doors as directed while visually inspecting doors and windows to ensure buildings are secure.
  2. Patrol buildings, grounds, parking lots, villas, and other Wesbury properties to deter theft, damage, vandalism, or tampering with Wesbury, resident, employee, or visitor property.
  3. Remain alert for signs of fire, leaking gas or water, malfunctioning equipment, unsafe conditions, or other actual or potential damage to buildings, grounds, and property.
  4. Respond appropriately to security concerns, alarms, emergencies, and other incidents occurring during the overnight shift.
  5. Meet fire department, ambulance, police, and other emergency personnel and direct them to the appropriate location.
  6. Complete formal rounds of Wesbury buildings and grounds as directed.
  7. Carry the Wesbury security phone and remain available to respond to calls throughout the shift.
  8. Assist residents, employees, visitors, and other departments with security-related needs as appropriate.
  9. Test the swimming pool at Vernon Square for pH and chlorine levels twice daily, at the beginning and end of the shift, and document results in the appropriate log.
  10. Complete daily security reports and accurately document incidents, concerns, maintenance issues, and actions taken during the shift.

Maintenance & Facility Support
  1. Respond to after-hours maintenance calls and assess reported building, equipment, plumbing, or facility concerns.
  2. Perform basic troubleshooting and minor repairs when the issue can be safely addressed within the employee's training and abilities.
  3. Perform minor plumbing maintenance such as addressing leaks, clogged drains or toilets, running fixtures, and other basic plumbing concerns.
  4. Complete minor repairs and adjustments to doors, locks, handles, hinges, hardware, fixtures, furniture, and other building components.
  5. Replace light bulbs and address basic lighting concerns as appropriate.
  6. Inspect malfunctioning equipment and perform basic troubleshooting to determine whether the issue can be corrected or requires additional maintenance assistance.
  7. Perform minor preventive maintenance and routine facility checks as assigned.
  8. Respond to water leaks and other facility issues by taking appropriate immediate steps to minimize damage and protect residents, employees, and property.
  9. Identify electrical, HVAC, plumbing, mechanical, or other facility problems that require a higher level of repair and notify the appropriate maintenance personnel.
  10. Secure or restrict access to unsafe areas until the concern can be appropriately addressed.
  11. Report non-emergency problems with equipment, buildings, and grounds to the appropriate supervisor and document the concern and actions taken.
  12. Maintain appropriate tools, supplies, and equipment needed to complete routine overnight maintenance responsibilities.

Grounds & Additional Responsibilities
  1. Assist with plowing and salting parking lots and entrances during inclement weather as needed.
  2. Shovel and clear snow from emergency exits, sidewalks, entrances, and other areas as needed to maintain safe access.
  3. Relieve the switchboard for scheduled breaks as needed.
  4. Deliver mail and Wesbury news materials to Thoburn Village as assigned.
  5. Assist nursing staff with transportation and entry into resident villas when requested.
  6. Assist with off-hour transportation of residents as directed.
  7. Perform other security, maintenance, and facility-related duties as assigned.

Working Conditions

The position requires being on your feet or walking for the majority of the shift. Security personnel will be actively present throughout all areas of the Wesbury facility, both indoors and outdoors. Responsibilities also include operating a passenger vehicle to conduct external rounds as part of routine security procedures.
Job Qualifications Necessary to Perform Essential Duties and Responsibilities
  • High School Diploma or GED
  • Must hold a valid driver's license issued by a state (ex: Pennsylvania, Ohio, New York, etc).
  • Minimum of one year of maintenance experience preferred.
  • Previous security experience preferred.
  • Excellent verbal and written communication skills, especially in times of emergencies. Must be able to remain calm and collected during times of emergencies.
  • Excellent time management skills and ability to be self-motivated.
  • Strong problem-solving skills.
  • Ability to prioritize tasks.
  • Sense of responsibility, moral integrity and common sense.
  • Pleasant, cheerful, tactful, courteous when handling residents, coworkers, emergency personnel and/or families.
  • Ability to cooperate with other personnel. Ability to treat patient information confidentially.
  • Ability to lift 50 lbs, when needed through course of duties of the position.
  • Must be able to perform the essential functions of the position without posing a direct threat of harm to themselves, others or property.
  • Must adhere to Wesbury's personnel policies and practices including, but not limited to, the attendance requirements.

The Occupational Safety and Health Administration mandates that all healthcare facilities have a written Exposure Control Plan on Blood Borne Pathogens and Other Potential Infectious Materials in place and available for all employees to review as needed. As part of this plan, a copy of the Task Evaluation and Classification Form must be made as part of each job description. The next page of this job description is a copy of that form. It indicates the tasks likely to be performed during this job, the type of body fluid/substances to which exposure is likely, volume, probability of exposure, route of exposure, and protective barriers which are to be employed. All employees hired will be fully trained on Blood Borne Pathogens and Other Potential Infectious Materials Exposure Control Plan on the day of hire or prior to initial assignment. Along with this training, all employees will be provided with a copy of the Task Evaluation and Classification Form related to the job description.
