Job description

Overview
The Research Analyst II plays a critical role in supporting real estate strategy through advanced analytics, forecasting, and market research. This position is responsible for evaluating site opportunities, projecting financial performance, and translating complex data into clear, actionable insights that guide real estate investment decisions.
The position reports into the Store Support Office in Phoenix, AZ. Hybrid schedule in office Tuesday-Thursday. #LI-MS1
Essential Functions
Sales & Cannibalization Forecasting
  • Develop sales forecasts for new locations, incorporating market conditions, site characteristics, and competitive dynamics
  • Quantify cannibalization impacts across the existing store network, including trade area overlap and customer redistribution
  • Continuously refine forecasting methodologies to improve accuracy, consistency, and alignment with business strategy

Market & Site Analytics
  • Conduct trade area analysis, including demographic profiling, customer segmentation, and market potential assessments
  • Evaluate site viability using quantitative analysis and spatial insights
  • Perform ad hoc analysis at site, submarket, and regional levels to support prioritization and planning
  • Synthesize complex datasets into clear, insight-driven narratives

Real Estate Decision Support
  • Prepare analytical materials and presentations for real estate tours, committee meetings, and site prequalification
  • Translate findings into clear, concise, executive-ready insights
  • Support decisions by highlighting key risks, opportunities, and tradeoffs across sites

Data Management, Quality & Technical Execution
    • Maintain, validate, and enhance datasets supporting forecasting, modeling, and site evaluation, ensuring integrity and alignment across systems and outputs
    • Leverage tools (KLI, QGIS, Alteryx, Excel, Copilot) to execute workflows and deliver reliable insights
    • Leverage AI to improve efficiency as it relates to data management, processing and analytics
    • Design scalable, repeatable processes that improve efficiency, reduce manual work, and strengthen analytical rigor
    • Improve data structure, accessibility, and usability to better support team workflows and decisions

Knowledge, Skills, Abilities and Physical Requirements
  • Bachelor's degree in Real Estate, Finance, Economics, Geography, Statistics, Data Analytics, Business, or related field preferred.
  • Equivalent combination of education and directly relevant experience will be considered.
  • Typically requires 3+ years of experience in analytics, forecasting, market research, retail site selection, or related fields.
