Job Description

Position Overview:

The Director of Finance serves as a strategic business partner to operations leadership, helping drive portfolio performance through financial analysis, operational insight, and data-driven decision-making. This role works cross-functionally across the organization to identify opportunities, improve results, and support the execution of key business initiatives.

Success in this position requires a highly motivated, detail-oriented, and solutions-focused leader who thrives in a fast-paced environment. The Director of Finance will spend significant time partnering with onsite and regional operations teams, developing a deep understanding of portfolio performance, operational challenges, and property-level opportunities. Through regular engagement within the portfolio, this individual will provide actionable recommendations that support operational strategy, financial performance, and long-term asset value creation.

Key Responsibilities:

Operational Partnership & Strategy

  • Serve as a strategic finance partner to operations leadership, providing financial guidance and analytical support to drive portfolio performance.
  • Regularly engage with onsite and regional teams across the portfolio to understand operational trends, identify opportunities, and support execution of business strategies.
  • Translate financial and operational data into actionable recommendations that improve occupancy, revenue growth, expense management, and overall property performance.
  • Support operational strategy through active participation in business reviews, property visits, performance discussions, and special projects.

Financial Operations Support

  • Support complex initiatives across FP&A, capital planning, revenue management, investment analysis, acquisitions, and strategic decision support.
  • Provide financial expertise and operational perspective on business initiatives that impact portfolio performance and growth.

Reporting & Business Insights

  • Deliver impactful reporting, analysis, and insights that guide decision-making and influence operational outcomes.
  • Monitor key performance indicators and identify trends, risks, and opportunities across the portfolio.
  • Develop and enhance reporting tools that increase visibility into financial and operational performance.

Solution Development & Process Improvement

  • Diagnose complex business and operational challenges and contribute to the development and implementation of practical, results-driven solutions.
  • Partner with stakeholders to improve processes, increase efficiency, and enhance organizational performance.
  • Lead or support initiatives designed to improve forecasting accuracy, operational effectiveness, and financial results.

Relationship Building & Cross-Functional Collaboration

  • Build strong partnerships across operations, accounting, asset management, revenue management, capital planning, and executive leadership teams.
  • Foster a collaborative environment that promotes transparency, accountability, and shared business objectives.
  • Influence decision-making through strong communication, credibility, and a solutions-oriented approach.

Forecasting, Planning & Analysis

  • Lead monthly forecasting, annual budgeting, and long-range strategic planning processes.
  • Partner with operations teams to develop realistic and actionable financial plans aligned with business goals.
  • Perform scenario modeling and decision support analysis to evaluate business opportunities and risks.

Financial Management

  • Oversee key aspects of financial management, ensuring accurate and timely monthly, quarterly, and annual financial reporting and close processes.
  • Maintain a strong focus on operational and financial performance metrics to support business objectives.
  • Evaluate performance against budget, forecast, and strategic goals, providing recommendations for corrective action when needed.

Qualifications
  • Bachelor's degree in Finance, Accounting, Economics, Engineering, Data Science, or a related field.
  • 5 to 7+ years of experience in Finance, Accounting, Operations, and Real Estate.
  • Strong financial acumen with expert-level financial modeling experience.
  • Demonstrated experience navigating and collaborating with senior executives.
  • Exceptional business writing skills.
  • Experience with SQL Server and databases is a plus.
