The Farm & Ranch Real Estate associate will specialize in the listing, marketing, and sale of agricultural and rural properties including working farms, ranches, hunting tracts and recreational acreage. This commission-based sales role requires deep local market knowledge, strong relationship-building skills, and hands-on prospecting to develop and manage a pipeline of buyers and sellers. The associate will manage the full transaction lifecycle from listing and marketing to negotiation, due diligence coordination, and closing while providing practical, trusted advice on property-specific issues such as water rights, easements, mineral interests, and agricultural operations. The Associate must be a self-motivated team member willing to work in a close-knit and fast paced team environment that promotes trust and the exchange of information between the Associate and members of the Brokerage Division. The Associate will benefit from exposure to a seasoned high-volume brokerage team and referrals driven by Oldham Goodwin’s current platform and sphere of influence.  

Responsibilities include, but not limited to:

• Source and cultivate property listings through field prospecting, outreach to landowners, and networking with local agricultural and professional communities

• Represent buyers and sellers in the purchase and sale of farms, ranches, hunting properties, recreational, and other rural acreage.
• Manage, market, and close land transactions on behalf of Oldham Goodwin clients with professionalism and a practical, boots-on-the-ground approach.
• Prospect for land opportunities—knocking on doors, calling owners, and cultivating leads in the field and online.
• Build and maintain a referral network of investors, ranchers, farm operators, and developers; participate in local events and industry organizations.
• Prepare and handle transaction documents, including letters of intent (LOIs), commission and listing agreements, buyer representation agreements, co-broker and referral agreements, and other brokerage paperwork.
• Negotiate exclusive listing agreements with landowners using clear, respectful communication suited to rural clients.
• Work directly with clients to define property parameters, transaction terms, and any limitations or special considerations for sales and listings.
• Lead and support contract negotiations and due diligence during land transactions, coordinating title, surveys, environmental checks, and other closing steps.
• Keep clients informed with timely, market-specific intelligence that affects value—commodity markets, water rights, mineral issues, easements, zoning, and local development pressures.
• Assist in marketing each property: create accurate listings, update collateral and websites, coordinate photography and drone or aerial imagery, and ensure materials reflect the property’s character.
• Collaborate with team members to craft tailored brokerage service proposals for potential clients and prospects.
• Be active in the local community — attend agricultural events, serve on committees when appropriate, and network with county business owners, agents, and land stewards.
• Participate in bi-weekly Land Services team calls and market staff meetings to review pipeline, share leads, and strategize on listings and buyers.
• Compile and present monthly activity and status reports for assigned properties to owners, keeping them informed of prospects, showings, and market feedback.
• Maintain high-quality, consistent communication with buyers and sellers through emails, phone calls, and printed updates as needed.

• Active Texas real estate license (required).
• Demonstrated experience in real estate sales (preferred).
• Strong interpersonal, negotiation, and sales skills; comfortable with cold outreach and field-based prospecting.
• Knowledge of farm and ranch topics (water, surface, mineral rights, easements) is highly desirable.
• Self-motivated, organized, and able to manage multiple transactions simultaneously.
• Valid driver’s license and reliable transportation.
