Scope and Responsibilities:
Oaktree is seeking a senior real estate debt originator to join its Real Estate platform. This individual can be based in any of our U.S. offices and will play a leading role in sourcing, structuring, and executing private real estate debt investments across Oaktree's real estate debt strategy.
The successful candidate will be market-facing with deep relationships across real estate owner/operators, brokers, and financial institutions. The role requires a proven ability to generate proprietary deal flow, structure complex transactions, and partner with internal investment teams to deliver attractive investment opportunities to Oaktree's funds.
This professional will strengthen strategic lending relationships and drive underwriting across real estate debt strategies.
Key Responsibilities:
Origination & Market Coverage
  • Originate and source private real estate debt investment opportunities across property sectors and capital structures, with a particular focus on first mortgage origination across multifamily, industrial, student housing, and self-storage.
  • Develop and maintain deep relationships with real estate sponsors, developers, brokers, and capital markets participants.
  • Generate proprietary deal flow and expand Oaktree's origination pipeline across key U.S. markets. Extensive travel to meet new clients and visit potential investment opportunities is required.

Deal Structuring & Execution
  • Structure and negotiate real estate financing transactions, including senior loans, mezzanine debt, and preferred equity.
  • Partner with internal investment teams to evaluate opportunities and present transactions to the Real Estate Investment Committee.
  • Lead borrower negotiations and manage transactions from origination through closing, including interfacing with leverage providers.

Experience Required:
  • 9+ years of experience in real estate debt origination, or institutional real estate investing.
  • Proven track record sourcing and executing private real estate debt investments.
  • Extensive network of sponsors, borrowers, brokers, and lenders.
  • Strong transaction structuring and negotiation capabilities.
  • Entrepreneurial mindset with a strong relationship-driven approach to origination.
  • Experience supervising junior analysts.

Base Salary Range
$250,000-$275,000
In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives, a comprehensive benefits package and a flexible work arrangement. The base salary offered will be commensurate with experience and/or qualifications, industry knowledge and expertise, as well as prior training and education.
