Are you a seasoned property management professional with a track record of driving operational excellence and financial success? Positive Investments, Inc. is seeking a Property Manager-III to take on core responsibilities for a property in the Moreno Valley, CA area.
In this pivotal role, you will be directly responsible for the property's financial performance, reputation, and customer satisfaction. We are looking for a leader who can enhance cash flow while fostering a positive environment for both residents and staff.
What You'll Do
  • Operational Excellence: Oversee all day-to-day operations, including daily site inspections to ensure our standards for curb appeal and cleanliness are always met.
  • Financial Management: Drive revenue by meeting occupancy goals, managing delinquency, and processing security deposit refunds and invoice coding with precision.
  • Team Leadership: Lead, hire, and train a high-performing on-site team, providing regular coaching and performance evaluations to ensure company policies are followed effectively.
  • Resident Relations: Act as the primary point of contact for resident disputes, renewals, and maintenance resolutions, ensuring a professional and prompt response to all concerns.
  • Strategic Marketing: Implement comprehensive marketing plans-from signage and banners to resident retention programs-to stay ahead of market competitors.
  • Compliance & Risk: Manage property liabilities, represent the property in legal proceedings, and ensure every leasing decision complies with Fair Housing and non-discrimination laws.
  • Maintenance Oversight: Partner with the maintenance team to manage preventative schedules, vendor contracts, and safety inventories.
What You Bring to the Table
  • Experience: A minimum of 3 years of experience as a Property Manager or in a related trade.
  • Education: High school diploma or GED required.
  • Technical Proficiency: Professional experience with Yardi Property Management Software and Microsoft Office (Word, Excel, Outlook).
  • Communication: Exceptional written and oral communication skills in English, with a strong focus on high-level customer service.
