About the Position
Responsibilities:

  • Proactively monitor and impose tenant compliance with lease obligations, including but not limited to timely rent collection, maintenance and repair requirements, insurance provisions, operating expense responsibilities, and reporting requirements. Work with internal and outside legal counsel to enforce lease terms and protect the interests of the portfolio.
  • Serve as the primary point of contact for tenants, cultivate tenant relationships, and identify and encourage additional investment opportunities with existing tenants.
  • Manage and supervise third-party consultants supporting the Net Lease Group, directing day-to-day workflow to maximize productivity and quality of output.
  • Ensure compliance with borrower obligations under associated loans across the portfolio. Proactively track critical dates, reporting deliverables, and covenant compliance, and coordinate with the broader team and legal counsel to identify and resolve any issues.
  • Oversee the development of build-to-suit assets and administer periodic construction fundings.
  • Partner effectively with internal treasury, accounting and tax teams on financial reporting, reconciliations, and audit support.
  • Respond timely to investor information requests and prepare related reporting deliverables.
  • Conduct periodic site visits to assess physical condition, compliance standards, and local market dynamics.
  • Research and present well-reasoned asset disposition strategies.

Qualifications:

  • 3-10 years of direct, hands-on net lease and/or commercial real estate asset management experience, including exposure to leasing, capex reconciliation, and construction draws. Experience at an institutional owner/operator, REIT, or real estate private equity firm strongly preferred.
  • Proven track record managing multiple concurrent projects in a fast-paced, tenant-facing asset management or property management role.
  • Experience tracking and managing loan portfolios, including monitoring covenants, borrower reporting obligations, payment schedules, and compliance with loan document requirements.
  • Demonstrated ability to read, interpret, summarize and implement complex legal documents including leases, loan agreements, and partnership/JV agreements. Familiarity with common lease and loan structures in net lease and commercial real estate financing preferred.
  • Working knowledge of real estate accounting principles, including asset- and tenant-level financial statement review and construction budgeting.
  • Advanced proficiency in MS Office, with particular strength in Excel. Familiarity with property management or accounting software and proficiency with AI tools and platforms is a plus.
  • Bachelor's degree in real estate, finance, business, or a related field from a top-tier university required; Master's degree a plus.
  • Self-starter, comfortable working both independently and as part of a team, with excellent attention to detail and organizational skills.
