Job description

Title: Preconstruction Manager

Location: Indianapolis, IN

Compensation: $140k to $170k


Our client, a respected Midwest General Contractor, is seeking an experienced Preconstruction Manager to lead preconstruction efforts across major projects throughout the Greater Indianapolis area.


This role will oversee projects from early concept through GMP and handoff, supporting healthcare, commercial, multifamily, mixed-use, education, hospitality, and institutional developments.


Key Responsibilities:

  • Lead the preconstruction process from concept through design development, GMP, final bid, and project handoff
  • Develop conceptual budgets, detailed estimates, bid packages, procurement strategies, and project schedules
  • Coordinate estimating input from operations teams, design partners, subcontractors, and vendors
  • Review drawings and specifications to identify scope gaps, risks, constructability issues, and cost-saving opportunities
  • Solicit, evaluate, and level subcontractor and supplier proposals
  • Lead value engineering, budget reconciliation, constructability reviews, and alternative system evaluations
  • Partner with Project Executives, Project Managers, and Superintendents to align budgets, logistics, procurement, and execution strategy
  • Prepare and deliver client presentations, budget updates, proposals, and handoff documentation
  • Support business development and mentor estimating team members where required


Required Experience & Skills:

  • Proven preconstruction or estimating experience with a General Contractor
  • Experience across healthcare, commercial, multifamily, mixed-use, education, hospitality, or institutional projects
  • Strong experience with conceptual estimating, GMP preparation, procurement planning, and subcontractor bid analysis
  • Experience with ground-up construction, renovations, occupied facilities, and phased projects
  • Strong understanding of construction costs, trade scopes, scheduling, logistics, and market pricing
  • Proficiency with platforms such as Procore, BuildingConnected, Bluebeam, On-Screen Takeoff, or similar software
  • Strong leadership, communication, negotiation, and problem-solving skills
  • Familiarity with the Greater Indianapolis construction market is preferred
  • A degree in Construction Management, Engineering, Architecture, or a related field is preferred
