We are seeking an Assistant Community Manager for our 102 Unit Family Community located in Sacramento, CA. The Assistant Community Manager will report to the Community Manager. This is a non-exempt position, with a full-time work schedule. We offer a competitive salary depending on experience, starting at $23-25 per hour.

Essential Duties and Responsibilities:

The duties listed below are intended only as illustrations of the various types of work that could be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related or a logical assignment to this position.

  • Maintains compliance with all general and community-specific regulations. This may include LIHTC at varying levels of the area median income, Bond, MHP, RHCP, and/or HOME program requirements.
  • Ability to understand and present information
  • Ensures paperwork is completed accurately and processed as directed by the Community Manager, Compliance Department and/or third party.
  • Ensures initial applications are completed within two weeks of application date and completes resident recertifications on time each
  • Capacity to work on multiple tasks at the same time while balancing work quality with meeting deadlines.
  • Ability to use critical thinking to solve problems
  • Works collaboratively with others to reach a community/company goals.
  • Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Consistent efforts to maximize rental income.
  • Supports with reviewing the aged receivables report regularly and collecting outstanding balances from existing and past residents
  • Assists community manager with review of community financials and expenses.
  • Ability to post resident rent payments; posting subsidy/housing rent payments where applicable.
  • Develops and maintain positive, professional relationships with internal and external individuals.
  • Handles resident complaints, concerns, and special requests as directed by the Community Manager
  • Monitors marketing efforts and develop new strategies as
  • Responds to incoming leasing inquiries (waitlist, telephone, email, walk-in), and maintains a current database of all traffic-related activities.
  • Completes required monthly
  • Uses proper personal protective equipment (PPE) when completing a task
  • Addresses and reports any potential safety hazards to supervisors immediately upon discovery


REQUIRED SKILLS:
· A minimum of six (6) months of on-site property management experience at a Tax Credit; Section 42 property (LIHTC - Low Income Housing Tax Credit)
· Computer skills in Microsoft Word, Excel and Outlook
EXPERIENCE & EDUCATION:
· Strong skills in customer service and sales
· Experience in YARDI Voyager is a plus
· Must have a valid driver’s license from the state in which you reside
· High School Diploma or GED preferred, but not required
