Senior Project Manager – Commercial Construction
Location: Des Moines, Iowa
Employment Type: Full-Time | Direct Hire
Salary: $95,000–$145,000 per year

Position Overview
We are seeking an experienced Senior Project Manager to lead commercial construction projects from preconstruction through final completion. This role is responsible for ensuring projects are delivered safely, on schedule, within budget, profitably, and to the highest standards of quality and customer satisfaction.
The ideal candidate will have strong experience managing commercial construction projects, with multifamily construction experience strongly preferred. The Senior Project Manager will work closely with project superintendents, project engineers, subcontractors, owners, and internal teams throughout the project lifecycle.
Project Levels
Project Manager I
Typically 3–5 years of Project Management experience
Experience leading projects up to $20 million

Project Manager II / Senior Project Manager
Typically 5–10 years of Project Management experience
Experience leading projects ranging from $20 million–$50 million

Key Responsibilities
Lead projects from preconstruction through completion and closeout.
Coordinate the transition of projects from estimating to field operations.
Develop and manage project plans covering scope, procurement, schedule, financials, quality, safety, environmental requirements, and risk.
Partner with the Project Superintendent on manpower, equipment, materials, means, and methods.
Manage project budgets, cost controls, profitability, and cash flow.
Oversee CPM schedules, procurement schedules, milestones, and detailed project schedules.
Identify, document, and mitigate potential project delays and changes.
Manage project billing, payment applications, collections, and subcontractor payments.
Prepare accurate monthly progress reports and cost projections.
Prepare, negotiate, and execute subcontracts, purchase orders, change orders, and contract modifications.
Review and administer prime contracts, subcontract agreements, purchase orders, insurance requirements, bonds, and lien waivers.
Participate in estimating, bidding, constructability reviews, and contract negotiations.
Support business development through client relationships, proposals, presentations, and negotiations.
Identify and resolve potential claims while protecting project profitability and client relationships.
Ensure projects meet required quality, safety, schedule, and customer satisfaction goals.
Lead project closeout, punch-list completion, and warranty activities.
Promote Lean construction practices and effective project management processes.

Required Qualifications
5+ years of construction project management experience preferred.
Proven experience managing commercial construction projects.
Multifamily construction experience strongly preferred.
Experience with preconstruction and construction project execution.
Experience managing projects up to $20M–$50M, depending on project level.
Four-year degree in Construction Management, Engineering, or a related field, or equivalent combination of education, technical training, and experience.
Strong understanding of construction contracts, subcontract agreements, purchase orders, and change management.
Knowledge of construction scheduling, productivity analysis, cost control, and cash flow management.
Experience with Microsoft Project or similar construction scheduling systems.
Proficiency with Microsoft Office Suite.
Strong leadership, communication, negotiation, organizational, and problem-solving skills.
Ability to manage multiple priorities while maintaining project profitability and deadlines.
