Job description

We are seeking an experienced Construction Manager to oversee the renovation and conversion of an extended-stay hotel into the Residences at Metro Center, a multifamily apartment community in Warwick, RI. This role is responsible for leading construction operations, managing onsite teams, coordinating subcontractors, and ensuring the project is delivered on schedule and to quality standards.

The ideal candidate has a strong background in renovation or multifamily construction, is comfortable working in an active project environment, and can manage both field execution and overall project coordination. This position will play a key role in driving project progress and supporting long-term property performance.

Key Responsibilities

Project Management & Execution

  • Oversee day-to-day construction operations for a large-scale renovation project
  • Manage project timelines, sequencing, and coordination of trades
  • Monitor progress and adjust schedules to maintain project deadlines
  • Support overall project planning alongside leadership

Field Management & Coordination

  • Supervise onsite labor and carpentry teams (4–6+ staff, scaling as needed)
  • Coordinate subcontractor schedules and ensure work aligns with project sequence
  • Serve as the primary point of contact for field issues and escalate solutions as needed
  • Maintain an organized, productive, and efficient job site

Quality Control & Safety

  • Perform regular inspections to ensure workmanship and finishes meet project standards
  • Enforce safety protocols and ensure compliance with all job site safety requirements
  • Identify and resolve construction issues proactively, particularly within existing building conditions

Operations Support

  • Assist with material ordering, deliveries, and inventory coordination
  • Support transition activities related to apartment readiness and ongoing property operations
  • Help maintain project momentum during peak construction phases

Collaboration & Leadership

  • Partner closely with the Lead Construction Manager on project execution and problem solving
  • Collaborate with development, facilities, and property management teams
  • Provide leadership and direction to field staff and subcontractors
  • Contribute to continuous improvement of construction processes and site workflows

Requirements

Required

  • 8+ years of experience in construction, renovations, or multifamily/hospitality projects
  • Strong knowledge of framing, drywall, finishes, and general building systems
  • Experience supervising field teams and coordinating subcontractors
  • Ability to troubleshoot construction challenges in existing buildings
  • Strong communication, organization, and follow-through
  • Ability to work onsite daily

Preferred

  • Experience with hotel-to-apartment conversions or adaptive reuse projects
  • Background as a Superintendent, Foreman, or similar role
  • Familiarity with apartment turnover and maintenance standards
