TK Elevator is currently seeking an experienced National Accounts Project Manager- Modernization in Atlanta, GA.

A dedicated Project Manager Modernization ensures that nationally sold modernization work—executed across decentralized branches—meets contractual commitments, protects profitability, accelerates collections, and delivers a consistent customer experience across all regions. This role provides central governance, financial control, and enterprise‑level coordination that local branches cannot deliver alone.

ESSENTIAL JOB FUNCTIONS: National Modernization Project Governance
  • Provide end‑to‑end project oversight for modernization projects sold nationally but executed across multiple TKE branches.
  • Serve as the single point of accountability for modernization performance across all Major Mod projects.
  • Negotiate, maintain, and govern national modernization agreements, supporting branches and local modernization sales teams.
  • Establish standardized project delivery expectations for scope, schedules, documentation, communication cadence, and escalation protocols across all participating branches.
  • Partner closely with branch operations, modernization managers, and field project managers to ensure field execution aligns with national commitments and customer expectations.
  • Maintain real‑time visibility into milestones, risks, delays, and budget impacts; intervene proactively to course‑correct schedules, resources, or customer communication.
  • Act as the centralized customer communication hub, providing consistent national messaging despite decentralized execution.
  • Drive regional accountability by monitoring performance trends, correcting systemic issues, and reinforcing standardized delivery models.
  • Prevent scope drift by ensuring all branches adhere to the contracted national scope, pricing, and commercial terms.
  • Lead post‑project reviews to capture lessons learned and continuously improve our national modernization delivery model.
  • Translate execution status and risk into executive‑ready updates for strategic customers and internal leadership.
Financial Performance, Collections, and Profitability Management
  • Drive profitable modernization performance across all national portfolios through disciplined pricing, accurate scoping, and strict adherence to national terms.
  • Partner with branches to maintain visibility into job costing, cost‑to‑complete, margin trajectory, and financial variances throughout the project lifecycle.
  • Own national financial governance for modernization projects, including:
    • Booked vs. billed monitoring
    • Margin erosion identification
    • Cost‑to‑complete tracking
    • Compliance with national pricing frameworks
  • Lead the collections strategy for all nationally sold modernization jobs by coordinating with branches, billing teams, and branches to resolve disputes and accelerate AR.
  • Serve as the escalation point for customer billing concerns, ensuring fast resolution and minimal financial exposure.
  • Implement margin protection controls, such as change‑order discipline, documentation standards, and financial checkpoint reviews.
  • Ensure modernization delivery supports organizational revenue, margin, and year‑over‑year growth objectives.
EDUCATION & EXPERIENCE:
  • Bachelor’s Degree or higher in Business, Engineering or related field.
  • Minimum 10 years of elevator project management experience and previous managerial experience
  • Thorough knowledge of elevator equipment and installation methods, and ability to lead installation crews
  • Ability to read and interpret architectural and structural drawings
  • Overnight and extended travel is to be expected around 20%

  • Proficiency in MS Project & Excel
  • Strong layout and submittal preparation skills
  • Experience in financial forecasting of construction/modernization projects
  • Experience in detailed contract analysis and negotiation
