Lead the communities that keep the Seacoast affordable

As Property Manager, youll run the day-to-day operations of affordable and mixed-income communities in the Greater Rochester area balancing resident satisfaction, financial performance, and the compliance that keeps these homes affordable.

Youll be the person residents, on-site staff, and agency partners rely on to keep things running fairly and well. If you know your way around LIHTC and HUD housing and you like solving real problems for real people, this role is built for you.

WHAT YOULL DO

Your day-to-day

  • Run daily operations for your assigned communities inspections, maintenance coordination, and capital improvements.
  • Own affordable housing compliance across LIHTC (Section 42), HUD project-based Section 8, and HOME the programs that keep these homes affordable.
  • Manage applicant screening, waitlists, and eligibility, and complete accurate, on-time initial income certifications and annual recertifications.
  • Keep rents, set-asides, and utility allowances within HUD and New Hampshire Housing limits.
  • Prepare for and lead compliance reviews, Management & Occupancy Reviews (MOR), file audits, and investor inspections and close out findings quickly.
  • Submit required reporting on time, including tenant certifications and HUD subsidy vouchers through TRACS.
  • Uphold Fair Housing, Section 504, VAWA, and reasonable-accommodation requirements across everything the site does.
  • Build and monitor property budgets, drive rent and subsidy collections, and keep spending accountable.
  • Support leasing and affirmative marketing to keep occupancy high and compliant.
  • Lead and develop your on-site team, and manage vendor relationships and contracts.

WHAT WERE LOOKING FOR

Youll thrive here if you bring

  • 35+ years in residential property management.
  • Hands-on knowledge of affordable housing programs (LIHTC/Section 42, HUD Section 8, HOME) and income certification and recertification.
  • Familiarity with New Hampshire Housing and HUD compliance and reporting (e.g., TRACS).
  • A solid grounding in Fair Housing and landlord-tenant law.
  • Strong communication, leadership, and organizational skills.
  • Comfort with property management software (Yardi, RealPage/OneSite, AppFolio, or Buildium) and Microsoft Office.

NICE TO HAVE

Bonus points for

  • An affordable housing certification COS, TCS, HCCP, C3P, SHCM, or BOS (or the willingness to earn one).
  • A management credential such as CPM, ARM, or CAM.
  • A bachelors degree in business, real estate, or a related field.

WORKING CONDITIONS
