Job description

Continental Properties is looking for an Emerging Area Manager (EAM) to join our multifamily team in Memphis, TN.ย ย 

Continental Properties Company is a commercial real estate property management company committed to delivering exceptional living experiences and strong operational results across our multifamily communities. This role is designed for professionals in the first 1-2 years of a multi-site operations career who are ready to take the next step. You will oversee two or more properties, blending the hands-on, relationship-focused work of an on-site leader with the strategic oversight and portfolio management responsibilities of an Area Manager, while building the multi-site operational and financial expertise needed to advance into a permanent Area Manager role or beyond. You will report to a Regional Vice President, who will provide the mentorship and support to help you grow into that next role.ย ย 

This position is based in Memphis, TN and requires frequent travel to community sites (up to 50%), as well as periodic travel to our home office for corporate events. A complimentary on-site apartment is included as part of this role.ย ย #LI-Hybrid

Essential Responsibilities:

Portfolio & Financial Oversightย 

  • Conduct regular site visits across your market to evaluate daily operations and manage risk, partnering closely with your Regional Vice President.ย 
  • Complete quarterly property audits and drive follow-up action plans.ย 
  • Partner with Community Managers toย monitorย performance metrics, building fluency in multi-site financial and operational analysis.ย 
  • Support the preparation and review of monthly financial reports, variance analyses, NOI performance, and quarterly forecasts.ย 
  • Review and approve expense reports, invoices, property schedules, and other operational items within established guidelines.ย 
  • Contribute to budget development,ย forecasting, andย identifyย opportunities for process improvement across sites.ย 
  • Ownsย rentย growth and revenue performance for eachย community andย participatesย in pricing strategy discussions with Community Managers and the Revenue Management team.ย 
  • Support adherence to vendor and contractor compliance standardsย and guide teams on marketing and outreach initiatives.ย 

Talent Developmentย 

  • Serve as hiring manager for Community Manager vacancies within your market, partnering with your Regional Vice President and Human Resources.ย 
  • Manage performance and support the growth of Community Managers and their teams.ย 
  • Deliver ongoing feedback and performance appraisals to direct reports.ย 
  • Lead onboarding and training initiatives, including new hire training andย individualizedย development plans.ย 
  • Identifyย high-potential talent and build development plans to support retention and internal mobility.ย 

Customer Experience & Stakeholder Relationsย 

  • Motivate teams to deliver outstanding service to residents, prospects, and each other.ย 
  • Guideย Community Managers through resident and employee relations matters, escalating as needed.ย 
  • Protect and elevate the brand across each community, both on-site and online.ย 
  • Represent Continental Properties professionally with local stakeholders, municipalities, and business partners.ย 

Skills for Success:

  • Bachelor's degree or equivalent experienceย required.ย 
  • 3+ years of residential property management experience, includingย demonstratedย leadership of on-site teams.ย 
  • 1-2 years of exposure to multi-site or portfolio-level responsibilities isย requiredย โ€”ย we'reย looking forย emergingย on-site leaders ready to grow into this scope.ย 
  • A track recordย of meeting or exceeding leasing, retention, and NOI targets.ย 
  • Working knowledge of property management software (e.g., RealPage,ย Yardiย or similar).ย 
  • Solid understanding of landlord-tenant law, Fair Housing regulations, and property management compliance.ย 
  • A valid driver's license and willingness to travel between properties.ย
