Job description

General Summary

The General Maintenance & Flooring Services Technician is responsible for performing a wide range of facility maintenance, repair, and light construction tasks across assigned sites. This role includes carpet and hard floor repair and refinishing, painting, concrete and wood block flooring work, parking lot striping, after-hours janitorial services, and general light maintenance and construction activities. The position supports safe, clean, and functional facilities in both occupied and unoccupied environments.

Essential Duties and Responsibilities

  • General Maintenance & Repair
    • Inspect facilities, equipment, and surfaces to identify maintenance, repair, or replacement needs.
    • Perform general building repairs that do not require a specialized trade license, including drywall repair, painting, door and hardware repair, and basic carpentry.
    • Conduct miscellaneous light construction and maintenance work as assigned.
    • Perform scheduled and unscheduled maintenance tasks across multiple facility areas.
  • Flooring Services
    • Perform carpet repair including patching, seam repair, re-stretching, and spot replacement.
    • Conduct carpet extraction (hot water extraction / deep cleaning) to restore appearance and extend carpet life.
    • Perform hard floor refinishing, including stripping, waxing, sealing, and buffing of VCT, tile, and similar surfaces.
    • Install, repair, and maintain wood block flooring and cement/concrete flooring systems.
  • Exterior & Site Work
    • Perform parking lot striping and related surface marking tasks in accordance with site layouts and safety standards.
    • Assist with minor exterior concrete repairs and surface maintenance as required.
  • Janitorial & After-Hours Services
    • Perform after-hours janitorial and cleaning services, including floor care, trash removal, and general facility cleaning.
    • Ensure work areas are clean, secure, and ready for occupancy following after-hours work.
  • Safety & Coordination
    • Adhere to all safety, health, and environmental policies and procedures.
    • Safely operate hand tools, power tools, and floor care equipment.
    • Communicate effectively and professionally with supervisors, coworkers, clients, and other stakeholders.
    • Assist other maintenance personnel with electrical, HVAC, plumbing, carpentry, and related tasks as needed.
    • Perform other related duties as assigned or as operational needs arise.

Knowledge, Experience, and Skill Requirements

  • Working knowledge of general building maintenance, flooring systems, and surface repair techniques.
  • Experience with carpet repair, carpet extraction, and hard floor refinishing preferred.
  • Basic knowledge of painting, carpentry, concrete, and wood flooring work.
  • Ability to read gauges, meters, and basic work instructions.
  • Ability to safely use hand tools, power tools, and janitorial/floor care equipment.
  • Strong organizational skills and ability to manage time effectively, including after-hours assignments.
  • Ability to follow instructions from supervisors or senior maintenance personnel.

Work Environment & Physical Requirements

  • Must be able to lift up to 50 lbs., squat, bend, stoop, kneel, and stand for extended periods.
  • Ability to climb ladders and perform constant arm extensions.
  • Occasional exposure to heat, cold, noise, dust, dirt, and cleaning chemicals.
  • Work may involve minor safety hazards such as cuts or bruises.
  • Must be able to work flexible schedules, including nights and after-hours when required.
  • Must be able to pass a local background check and obtain/maintain required site clearances as applicable.
