SALARY RANGE: $60,000 to $80,000, based upon experience, plus bonus incentives and benefits. 

THE MAINTENANCE MANAGER POSITION: Our Maintenance Manager plays an integral role in supporting the ongoing operations and resident experience at Alura Luxury Apartments, Lee's Summit's premier luxury multi-family community. This position works closely with the property management team to ensure apartment homes, common areas, and community amenities are maintained to the highest standards of quality, safety, and appearance.

Maintenance Technicians are responsible for addressing service requests, troubleshooting HVAC, electrical, and plumbing systems, completing preventative maintenance, and performing general repairs as needed. They also assist with unit turns, inspections, and maintaining the overall curb appeal of the property. This role offers the opportunity to be part of a high-end residential community where attention to detail and exceptional service are essential to creating an outstanding living experience for residents.

MAINTENANCE MANAGER JOB RESPONSIBILITIES:

  • Maintain a high standard for the overall appearance, safety, and condition of Alura Luxury Apartments.
  • Oversee day-to-day maintenance operations and ensure all building systems, common areas, and units are properly maintained.
  • Respond promptly to maintenance requests and ensure timely, efficient resolution of work orders.
  • Conduct routine property inspections to proactively identify maintenance needs, safety concerns, and repair opportunities.
  • Perform hands-on maintenance and repairs across units, common areas, and building systems as needed.
  • Supervise, train, and provide direction to one Maintenance Technician, including assigning and prioritizing work orders.
  • Turn units during move-out periods to ensure units are prepared for new residents on schedule.
  • Develop and maintain preventative maintenance programs to extend the life of property systems and reduce unexpected repairs.
  • Identify opportunities to improve maintenance processes, property appearance, and operational efficiency.
  • Coordinate and oversee external vendors/contractors for larger repair or maintenance projects unable to be handled in house to ensure work meets company standards and stays within budget.
  • Maintain inventory of maintenance supplies, tools, and equipment; order materials as needed while monitoring costs.
  • Monitor maintenance expenses and identify opportunities for cost savings and operational improvements.
  • Participate in the property's on-call rotation to respond to urgent maintenance needs outside normal business hours.
  • Foster a positive resident experience by maintaining a clean, safe, and well-functioning property environment.
  • Ensure compliance with safety standards, building codes, and company policies related to maintenance operations.
  • Additional responsibilities and special projects related to the upkeep of the property may be assigned by management, as needed, beyond the scope of work outlined above.  

MAINTENANCE MANAGER JOB REQUIREMENTS:

  • REQUIRED; 3+ years experience with apartment/property maintenance
  • REQUIRED; Must have hands-on experience in general maintenance including but not limited to; plumbing, HVAC, electric, hot water heaters, window/door replacement, appliance diagnosis & repair
  • REQUIRED; Previous supervisory experience
  • REQUIRED; Valid driver's license and reliable transportation.
  • PREFERRED; Current 608/Universal Certification
  • Excellent leadership and communication skills.
  • Ability to multitask, prioritize, and manage time effectively.
  • Knowledge of local building codes and regulations.
  • Basic computer skills for record-keeping and communication; experience with Entrata a huge plus!Â
