Essential Duties and Responsibilities:

  • Supervise maintenance staff and housekeeping, including hiring, discipline, assessment, and termination of direct reports.
  • Recommend compensation at hire, promotion, and merit.
  • Ensure all functions are staffed through the development and maintenance of employee schedules.
  • Manage all maintenance requests, maintaining the job order log through completion.
  • Serve as the subject matter expert on carpentry, HVAC, plumbing, and electrical systems. Perform repairs as needed or arrange for repairs.
  • Monitor and maintain all building systems, testing as needed or required by code, including fire drills, generators, replacement of filters and bulbs, HVAC systems, and kitchen equipment, plumbing, carpentry, health department regulations, and OSHA.
  • Ensure all preventive maintenance is performed timely, either personally, through subordinates, or outside contractors.
  • Provide 24-hour emergency maintenance service as needed.
  • Maintain a professional appearance and good hygiene per company policies.
  • Coordinate, manage, and oversee work of all outside contractors. Direct others to complete maintenance requests or complete job orders personally.
  • Direct staff to complete make-ready of vacant resident rooms and perform work to complete make-ready as needed. Ensure compliance with all building codes and safety codes.
  • Identify needs for external contractors. Obtain quotes and advise the Executive Director. Obtain approval prior to engaging contractors.
  • Oversee community safety programs, safety committee, and training including OSHA, risk assessment, disaster planning, and fire drills.
  • Serve as a member of the community's emergency response team.
  • Coordinate multiple tasks with competing priorities and deadlines. Identify and evaluate problems and possible causes to determine root causes and impacts.
  • Make decisions authoritatively and wisely after contemplating various available courses of action.
  • Procure and safeguard the building, equipment, and supplies.
  • Directly supervise Housekeeping staff and potentially Maintenance Technicians, Painters, Floor Care Specialists, and Porters/Janitors. Oversee work of external contractors. Support coworkers to ensure their success.

Minimum Qualifications:

  • High School Degree/GED
  • Five plus years as a Maintenance Technician, prior supervision of support staff highly desired
  • HVAC Certified
