Maintenance Manager - Summit County Mountain Retreats

Summit County Mountain Retreats is looking for an experienced maintenance professional who is able to assist the Director of Maintenance in overseeing maintenance operations and help manage, mentor, train, and support a growing team. The Maintenance Manager is a member of the leadership team and must have both a strategic and a customer-focused perspective. To be successful in this role, you will need to build an in-depth understanding of the many facets of our business, support the development of other staff members, and drive the overall success of the company. You will also be expected to execute on financial performance, operational excellence, and the functionality of properties.

Job responsibilities can be broken down into three areas of focus:

Management of Maintenance Operations

  • Leads and manages all maintenance operations.

  • Routinely inspects all maintenance storage locations and vehicles to ensure organization and cleanliness is being maintained.

  • Helps organize and facilitate weekly maintenance department meetings.

  • Delegates and assigns all maintenance tasks daily; follows up to ensure accuracy.

  • Works closely with the Director of Maintenance to evaluate weekly inventory levels and places orders as needed to ensure proper stock of supplies is maintained.

  • Informs key stakeholders of progress on projects and tasks.

  • Fosters and reinforces coordination between critical internal departments.

  • Assists in overseeing timesheets, payroll, and time off for hourly employees.

  • Assists in the oversight of maintenance "off-season" projects.

  • Fosters a culture of safety for all maintenance staff members.

  • Performs any other duties as assigned by management.

Employee Accountability and Development

  • Regularly spends time in the field following up on assigned maintenance tasks to ensure they were completed according to company standards.

  • Addresses any and all issues or challenges with maintenance employees in a timely manner.

  • Creates and adjusts maintenance employee schedules with regards to staffing levels, business volume, departmental needs, and schedule changes.

  • Holds maintenance staff accountable to full and detailed completion of all service orders.

  • Assists new employees with the onboarding process as needed.

  • Develops and follows training protocols for all new employees; follows up regularly to check for understanding and execution.

  • Ensures the maintenance team is held accountable for cleaning and stocking company vehicles and inventory.

Recruiting and Hiring:

  • Assists in reviewing applications for Maintenance Technician candidates through our recruiting software

  • Coordinates screenings and/or interviews with qualified candidates for the Maintenance Technician position.

  • Provides detailed notes and a review of each candidate to the Maintenance Director, HR and/or GM with suggestions for moving forward with candidate(s).

  • Complete onboarding process where appropriate with qualified candidates and close out candidates that are deemed unqualified through the screening or interview process.

Owner Relations

  • Ensures homeowners are made aware of any non-routine maintenance or repairs.

  • Coordinates repairs and suggested upgrades with homeowners.

  • Ensures new unit maintenance inspections are completed on time.

  • Provides exceptional customer service to homeowners and guests by quickly addressing feedback in a complete and professional manner.

  • Builds and maintains relationships with homeowners, boards, and associations.

  • Bills completed maintenance service orders thoroughly and accurately for clients.

COMPENSATION

  • $55,000-$60,000 per year, depending on experience

SCHEDULE

  • Full-time

  • Weekends and holidays required

  • Must be able to participate as the manager on call as needed
