Position: Maintenance Technician
We are seeking a skilled and dedicated Maintenance Technician to join our team. In this role, you will be responsible for performing repairs, troubleshooting, and preventive maintenance at our property. Your efforts will ensure a safe, secure, and comfortable living environment for our residents.
Key Responsibilities:
  • Perform routine preventive maintenance as directed by the Maintenance Supervisor and Property Manager.
  • Maintain awareness of the condition of the property and unit interiors; immediately report and/or correct unsafe conditions.
  • Assist in keeping grounds neat and free of litter by raking, sweeping, shoveling, and plowing as necessary.
  • Sharpen, clean, store, lubricate, adjust, and repair tools and other company equipment.
  • Maintain knowledge of spare parts/supplies inventory and inform the Maintenance Supervisor of shortages.
  • Perform work area clean-up and follow safety-related procedures.
  • Diagnose and perform minor and routine maintenance/repairs.
  • Restore apartments to "market ready" status by checking and replacing lights, repairing windows, latches, screens, and more.
  • Inspect and maintain appliances, plumbing, HVAC systems, and other fixtures.
  • Assist in moving heavy appliances and equipment as necessary.
  • Change locks and make keys when required.
  • Perform minor repairs to bathroom tiles, plaster holes in walls, and paint as necessary.
  • Maintain awareness of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
  • Report major repairs and requisition needs to the Maintenance Supervisor and Property Manager prior to expenditure.
  • Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, state & federal laws, OSHA, and all other laws pertaining to housing.

Qualifications:
  • Minimum of two years of maintenance experience; multifamily industry experience preferred.
  • CPO and HVAC certification preferred; ability and willingness to obtain required.
  • Experience in maintenance systems, including inventory control, preventive maintenance, and work order record-keeping.
  • Proficiency in mechanical systems and equipment, including HVAC, plumbing, carpentry, electrical troubleshooting, and use of diagnostic equipment.
  • Strong written and verbal communication skills.
  • Demonstrated ability to troubleshoot and problem-solve.
  • Ability to perform in a busy, changing, multi-tasking work environment.
  • Valid driver's license required.
  • High School diploma or equivalent experience required.
  • Ability and willingness to travel between assigned properties if necessary.
