What are the key skills and qualifications needed to thrive as a Live In Superintendent, and why are they important?

To thrive as a Live In Superintendent, you need strong knowledge of building maintenance, basic plumbing and electrical repair, and relevant experience in property management. Familiarity with work order systems, HVAC controls, and certifications such as EPA 608 for refrigerant handling are commonly required. Excellent problem-solving, communication, and organizational skills help you address tenant concerns and coordinate with vendors effectively. These skills ensure the safe, efficient operation of the property and contribute to tenant satisfaction and compliance with building regulations.

What jobs pay 2000 a day?

Job description

At Colas Construction (COLAS), we believe every employee plays a vital role in our mission: to build legacies and strengthen communities. We value collaboration, adaptability, and a team-first mindset.
COLAS is seeking an experienced Superintendent to lead field operations and oversee the successful execution of commercial construction projects from preconstruction through project completion. This role is responsible for managing daily job site activities, coordinating subcontractors and field personnel, maintaining project schedules, supporting safety and quality standards, and ensuring projects are delivered on time and within budget.
The Superintendent serves as a key leader onsite and partners closely with Project Managers, owners, architects, engineers, subcontractors, and internal teams to drive project success. This role requires strong leadership, communication, problem-solving, and operational planning skills, along with the ability to mentor field personnel and foster a collaborative, high-performing project environment.
The Superintendent may oversee a single large-scale project or multiple smaller projects depending on project size, complexity, and experience level.
PRIMARY RESPONSIBILITIES
  • Lead daily field operations and oversee overall project progress on commercial construction projects.
  • Manage project schedules, workforce planning, subcontractor coordination, site logistics, and material procurement.
  • Partner with Project Managers to support budgeting, forecasting, project controls, and jobsite performance.
  • Monitor and enforce project safety, quality standards, and compliance with company procedures.
  • Serve as the primary onsite liaison between owners, architects, engineers, subcontractors, vendors, and internal teams.
  • Review construction documents, identify field conflicts, and resolve project challenges proactively.
  • Prepare and maintain RFIs, daily reports, schedules, and project documentation using Procore and related systems.
  • Support preconstruction planning, constructability reviews, and coordination efforts.
  • Lead, mentor, and develop field personnel while promoting accountability and teamwork.
  • Maintain positive client relationships and represent COLAS professionally throughout all phases of construction.

QUALIFICATIONS
  • Associate's, Bachelor's, or Master's degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent trade experience may be considered.
  • Progressive commercial construction experience with increasing field leadership responsibilities; experience level dependent on project size and complexity.
  • Experience managing commercial construction projects ranging from small tenant improvements to large-scale projects up to $100MM.
  • Strong understanding of commercial construction methods, sequencing, scheduling, safety practices, and project controls.
  • Proficiency with Microsoft Office, Microsoft Project, Procore, Bluebeam, and related construction technology platforms. Experience with Revit, Assemble, and Primavera P6 preferred.
  • OSHA 30 certification preferred, or ability to obtain certification within six months of hire.
  • Strong communication, leadership, organizational, and problem-solving skills.
  • Ability to manage multiple priorities, maintain professionalism, and lead effectively in a highly collaborative team environment.
  • Working knowledge of budgeting, forecasting, and construction financial management principles preferred.
  • Current driver's license required.
  • Team members of the Operations department are required to work on-site, Monday through Friday. In-office hours may vary.

ENVIRONMENT AND PHYSICAL ACTIVITIES
The physical and work environment requirements described below are representative of those necessary to successfully perform the essential functions of this role. Reasonable accommodations may be made for qualified individuals with disabilities on a case-by-case basis.
This position is primarily project site based and typically works Monday through Friday, averaging 8-10 hours per day based on business needs, project type, or phase.
While performing the duties of this role, the employee is regularly required to sit, stand, walk, communicate, and use standard computer and office equipment. Occasional repetitive hand and wrist movement may be required. The employee may occasionally lift or carry items up to 20 pounds.
