Familiarity with property management software, maintenance tracking systems, and potentially a real estate license or certification is common. What is a live in property manager?

A Live In Property Manager is a professional who resides on the property they manage, such as an apartment building, condominium, or residential complex. Their responsibilities typically include overseeing maintenance, handling tenant concerns, ensuring building security, collecting rent, and managing leases. Living on-site allows them to respond quickly to emergencies and maintain a hands-on approach to property operations. This role is crucial for maintaining the day-to-day functionality and safety of the property.

What are some common challenges faced by live-in property managers, and how can they be addressed?

Live-in property managers often face the challenge of maintaining a healthy work-life balance since they reside at their workplace and may be called upon during emergencies outside of regular hours. Additionally, managing tenant relationships while upholding property rules can sometimes create difficult interpersonal situations. Establishing clear boundaries, setting regular office hours, and communicating expectations with residents can help address these challenges. It's also helpful to work closely with property owners and maintenance teams to delegate tasks and ensure support is available when needed.

Business Development & Estimating Manager

Green Biz Nursery and Landscaping

Fayetteville, NC โ€ข On-site

Full-time

Medical, PTO

Job description

Green Biz Nursery & Landscaping, Inc.
Fayetteville, NC | Full-Time
Position Summary
Green Biz is hiring a Business Development Manager to drive commercial growth in landscape installation and lawn maintenance. This is a hunting role: identifying new construction projects, tracking down decision-makers, and getting Green Biz on the bid list. The person in this seat owns the front end of the pipeline from first contact through priced proposal, then hands a clean, buildable job to operations.
This is a new position, created because commercial bid volume is our biggest growth opportunity. The right person will build the process, not inherit one.
What You'll Do
Find the work
  • Identify commercial construction projects in the pipeline through permit data, planning and zoning agendas, site visits, and industry relationships
  • Research and track down project owners, general contractors, developers, and property managers
  • Build and maintain a master database of active general contractors in Cumberland County and surrounding markets
  • Visit active construction sites to identify upcoming landscape scope and meet the people running the job

Make the ask
  • Cold call and cold visit contractors, developers, and property managers with confidence
  • Get Green Biz added to bid lists and invited to pre-bid meetings
  • Follow up persistently and professionally until you get an answer

Price the work
  • Perform quantity takeoffs from plans and specs for landscape installation, irrigation, and hardscape
  • Develop competitive, accurate pricing using company cost structures and production rates
  • Prepare and submit complete bid packages within deadline
  • Price recurring lawn maintenance contracts for commercial properties and HOAs

Close and hand off
  • Present proposals and negotiate scope, price, and terms
  • Transition awarded work to Landscaping and Maintenance with complete scope documentation
  • Maintain contact after the sale to build repeat business

What You Need
  • Comfort initiating conversations with strangers. Cold calling and unannounced site visits are a core part of this job, not an occasional task
  • Strong follow-up discipline. Most commercial work is won on the fifth contact, not the first
  • Ability to read construction plans and specifications and perform accurate takeoffs
  • Excellent written and verbal communication
  • Organized enough to manage dozens of active opportunities at different stages simultaneously
  • Valid NC driver's license and clean driving record
  • Proficiency with spreadsheets, CRM tools, and estimating software

What Helps
  • Experience in commercial landscaping, site work, or construction estimating
  • Existing relationships with general contractors or developers in the Fayetteville market
  • Background in a role requiring self-directed accountability and disciplined execution (military leadership, outside sales, project management)
  • Knowledge of landscape materials, plant material, irrigation systems, and installation methods
  • Familiarity with public bid processes and prevailing wage requirements

Success Looks Like
First 90 days: Master GC database built and prioritized. Introduced to top-tier contractors in the market. Bidding active work.
First year: A measurable, repeatable flow of qualified bid opportunities with a tracked win rate and a maintenance contract book that renews.
Compensation
Base salary plus commission on awarded work, commensurate with experience. Company vehicle or vehicle allowance, health benefits, and paid time off.
