Primary Purpose of Organizational Unit
Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 400 campus buildings with approximately 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, and Life Safety Services. Housing Support is an effective team of employees providing maintenance and repair services, including a safe and secure environment for the 9000 students living in 37 residence halls and 700 apartments. Trade skills include cabinetmaking, plumbing, carpentry, electrical, electronics, sheet metal, roofing, painting and HVAC. We identify, estimate, plan and complete minor facility renovation projects via our own Housing Support internal shops, Facilities Services Construction Shops, and/or private contractors. We provide year-round, 24-hour customer service to our resident students and Housing staff. Housing Support also conducts all scheduled facility maintenance inspections within its facilities. This unit is the primary point of contact for the residence halls and dispatches the request to the appropriate shop.
Position Summary
A SIGN-ON BONUS OF $4,081 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE:
$2,040.50 WITHIN 30 DAYS OF HIRE DATE & $2,040.50 12 MONTHS AFTER HIRE DATE.

Performs general carpentry, minor electrical and general plumbing repairs and has daily contact with Department of Housing and Residential Education and Facilities Services Housing Support staff and has responsibility for doing a great deal of planning to ensure minimal impact on students and staff while performing duties and responsibilities.
A valid North Carolina Driver's License or ability to obtain one prior to start date.
Minimum Education and Experience Requirements
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Management Preferences
Knowledge of general building maintenance, troubleshooting and repairs.
Basic knowledge of general carpentry.
Basic knowledge general plumbing systems.
Basic knowledge of general electrical system operations.
Ability to demonstrate great teamwork and communication skills with co-workers and Housing staff.
Required Licenses/Certifications
A valid North Carolina Driver's License or ability to obtain one prior to start date.
Special Physical/Mental Requirements
Ability to stand for extended periods of time; navigate stairs and climb ladders; work in small tight spaces and bend, stoop, and crawl to complete work. Ability to move objects weighing up to 50 lbs. with or without reasonable accommodation; work in stressful conditions and under critical timelines; and work with small hand tools.
This position is designated as mandatory and requires the employee to report to work to support critical University operations during adverse weather or other emergency conditions, including public health emergencies or situations that may result in University closure.

**ELIGIBILITY FOR SIGN-ON BONUS

The selected candidate for this position may be eligible for a sign-on bonus. Qualified applicants must apply and be selected from the candidate pool of this posting and meet the State policy following requirements:
To be eligible for a Sign-on bonus, an individual must not have worked in a probationary, permanent, or time-limited appointment in the last 12 months as an employee in North Carolina state government, including but not limited to the judicial system, state executive branch agencies, and the university system in a position subject to the State Human Resources Act.

A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week).

This SHRA Sign-on Bonus is contingent upon budget and final eligibility determination as of the effective date of hire. All recipients must sign the Pay Back Agreement form.
