Job Summary
The Leasing Associate is responsible for the leasing and marketing of available rental homes throughout the portfolio. Providing excellent customer service and maintaining positive prospective resident relations.
Position Details:
  • Full-Time Position
  • Hours: 40 hours per week
  • Compensation: $22.00-$23.00/hr
  • Responsibilities: 1 building with a total of 424 units
  • Shifts: (Tuesday-Saturday) or (Thursday-Monday)

Requirements
  • Essential Job Functions - Position Requirements
  • All email and phone inquiries responded to within 2 business hours
  • Completed applications reviewed and processed within 24 hours of receipt
  • Ability to calculate and verify income, rental history verification, and credit report analysis
  • Generate and thoroughly explain the lease agreement with future residents
  • Schedule showings with prospective residents
  • Create and update market analysis for all new leases and renewals.
  • Ensure compliance with applicable laws regarding Fair Housing, rent increases and rent caps.
  • Execute marketing activities to drive traffic to the property, including descriptive ad language that highlights best features, engaging property/unit photos, lightly staged units, video tours and signage.
  • Use internet marketing tools (ShowMojo, AppFolio Guest Cards, Craigslist, and other websites) to generate and manage showings
  • Make sure that the property grounds & units meet the Company's standards for show quality. Communicate maintenance to team members & supervisor.
  • Arrive 10 minutes early for showings to turn on lights, open windows and/or blinds and make sure the unit is show ready.
  • Follow-up with prospects and new residents to ensure satisfaction by sending e-mail, texts, or making telephone calls to finalize decisions to rent and/or tenant(s) satisfied with new residence.

Qualifications
  • High School Diploma, GED, or equivalent experience
  • 2+ years of experience in scattered site property management, with customer service or sales experience
  • Strong knowledge of computers and technology including cloud-based software and applications
  • Proficient in Microsoft Office 365
  • Proficient in AppFolio preferred
  • Great communication skills
  • Customer service oriented
  • Organized and able to manage multiple priorities
  • Clean driving record with no major violations
  • Dependable transportation
  • Weekend availability a must
