WHAT YOU WILL DO

As a Lead Maintenance Technician, you are responsible for protecting the physical integrity, safety, and operational performance of the community. You will oversee complex maintenance operations, ensure preventative systems are in place, support make-readies, and guide maintenance staff to ensure high-quality service delivery.


This role combines advanced technical expertise, leadership, compliance oversight, and cost control in a fast-paced property environment.


Key Responsibilities:

  • Technical Maintenance & Repairs
  • Oversee and perform advanced repairs across plumbing, electrical, HVAC, appliances, carpentry, flooring, and structural systems
  • Maintain exterior systems including roofing components, fencing, patios, gutters, lighting, and amenities
  • Ensure proper maintenance and operation of tools, equipment, and property vehicles
  • Preventative Maintenance & Compliance
  • Develop and maintain preventative maintenance programs and schedules
  • Ensure compliance with EPA, OSHA, and all safety standards
  • Maintain accurate maintenance logs, records, and emergency procedures
  • Oversee key control systems and property security protocols
  • Work Order & Operations Management
  • Manage and monitor work order systems (Yardi or similar)
  • Track unit turns, maintenance workflow, and scheduling priorities
  • Support efficient completion of service requests while minimizing downtime and overtime
  • Provide on-call and emergency response support as needed
  • Budget, Inventory & Cost Control
  • Manage maintenance inventory, supplies, and ordering within budget guidelines
  • Support maintenance-related budgeting and expense tracking
  • Monitor cost efficiency and make financially responsible decisions
  • Maintain organized stock control and vendor coordination
  • Resident Experience & Professional Conduct
  • Maintain a service-oriented approach to resident interactions
  • Respond to maintenance concerns with urgency and professionalism
  • Support a positive resident experience through quality workmanship
