We are seeking a full-time Lead Maintenance Technician for a Garden Style property with ~500 units. The Lead Maintenance Technician will be responsible for various duties to ensure the company meets its goals.

JOB SUMMARY: The Lead Maintenance Technician will be responsible for overseeing the maintenance operations of one property under the supervision of the Maintenance Supervisor who oversees two properties. The Lead Maintenance Technician will perform a variety of tasks to ensure that the property is well-maintained, safe, and compliant with health and safety standards. The position will require a flexible schedule and the ability to handle emergencies as they arise.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. 

  • Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards. 
  • Perform maintenance of electrical systems, including replacing light bulbs and sockets, cleaning and repairing circuit breaker panels, and troubleshooting issues. 
  • Assist in the setup of ventilation, refrigeration, and other systems and conduct repairs when necessary. 
  • Maintain heating and plumbing systems to ensure functionality and conduct repairs as needed. 
  • Inspect alarm systems (fire, protection) and schedule repairs when needed. 
  • Conduct manual repairs when necessary, including fixing locks, replacing windows, and addressing other minor repairs. 
  • Undertake activities of pest control, such as spraying insecticide. 
  • Conduct general upkeep procedures, such as landscaping and other tasks as assigned, including painting, carpentry, and other minor repairs. 
  • Assist in budget preparation and ensure it is followed. 
  • Conduct regular maintenance on HVAC, plumbing, electrical systems, appliances, or other systems in the facility as required. 
  • Notify Management of repairs needed before they can complete work. 
  • For bigger jobs that will be outsourced, obtain 2 to 3 bids for the job. 
  • Assist the Maintenance Supervisor in tracking maintenance technicians, porters, and housekeepers. 
  • Provide support for the maintenance staff, including assisting with work orders, repairs, maintaining paint, carpet, appliances, plumbing, heating, and air conditioning, and performing daily maintenance of all common areas. 
  • Assist in maintaining the required property uniform and ensuring a professional appearance and attitude for all service, custodial, and grounds personnel at all times. 
  • Schedule and follow up on work orders and projects assigned to the maintenance team as instructed by the Maintenance Supervisor or Property Manager. 
  • Coordinating with vendors and contractors for repairs and maintenance tasks that require specialized skills or equipment. 
  • Performing regular safety inspections to ensure that the property is compliant with safety regulations. 
  • Developing and implementing preventative maintenance schedules to minimize equipment downtime and prolong the life of building systems and equipment. 
  • Responding to emergency maintenance requests outside of regular business hours. 
  • Managing and maintaining inventory of maintenance supplies and equipment and ordering supplies as needed. 
  • Training and supervising other maintenance staff, including technicians, porters, and housekeepers. 
  • Coordinating with the Property Manager to ensure that maintenance activities align with the property's overall strategy and goals. 
  • Perform other duties as assigned or required by the property manager. 

JOB REQUIREMENTS: 

  • 2 to 3 years of experience as a Maintenance Tech in a residential, hospitality or similar industry.
  • A High School Diploma or equivalent. 
  • A valid driver's license.
  • Ability to understand instructions verbally and in written form. 
  • Ability to communicate effectively, multi-task, and have good organizational skills. 

Typical Physical Requirements: 

  • Ability to lift and move heavy equipment and supplies, often weighing up to 50 pounds. 
  • Ability to climb ladders and work at heights, including on roofs and in attics. 
  • Ability to work in confined spaces, such as crawl spaces or mechanical rooms. 
  • Ability to stand, walk, and bend for extended periods of time. 
  • Ability to operate equipment and tools, including power tools, hand tools, and heavy machinery. 
  • Ability to work outdoors in a variety of weather conditions, including extreme heat or cold, rain, or snow. 
  • Ability to travel between properties as needed, including driving a vehicle or using public transportation. 

Typical Work: 

Environment/Conditions: The Maintenance Supervisor may be required to work outdoors in inclement weather and may be exposed to hazardous materials and chemicals. The position may also require working evenings, weekends, and holidays as needed. In constant movement around property visiting different work locations. 

Essential Functions/Physical Requirements: The Maintenance Supervisor may need to lift and move heavy equipment, climb ladders, and work in confined spaces. The position may also require standing, walking, and bending for extended periods of time. Lifting and caring materials, installing items including electrical, cleaning, organizing, cleaning out units, water heater, and plumbing maintenance, hauling large trash, and moving large items such as furniture and appliances.

  • Hand tools, such as hammers, screwdrivers, wrenches, pliers, and saws 
  • Power tools, such as drills, saws, sanders, and grinders 
  • Measuring tools, such as tape measures, levels, and multimeters 
  • Electrical testing equipment, such as voltage testers and circuit testers 
  • Safety equipment, such as hard hats, safety glasses, gloves, and respirators 
  • Cleaning equipment, such as vacuums, mops, and cleaning solutions 
  • Landscaping equipment, such as lawnmowers, trimmers, and leaf blowers 
  • HVAC equipment, such as refrigerant gauges, vacuum pumps, and leak detectors 
  • Plumbing equipment, such as pipe cutters, wrenches, and snakes 
  • Ladders, dollies, golf carts.  

Scheduling: 

  • Employees will be working 5 days a week: Monday - Friday 9:00 am - 6:00 pm.
  • They will be included in a rotation for servicing after-hour calls that may need to be addressed after normal business hours.
  • Employees may be scheduled to work on weekends.
