Job description

Position Overview:

  • The Land Acquisition Manager will be responsible for identifying land to be acquired for single family and multifamily projects within the Mid-Atlantic region inclusive of Virginia, West Virginia and Maryland. The Land Acquisition Manager will work independently to negotiate raw land agreements and lot purchase agreements. The successful candidate will also perform due diligence research related to the contracted land opportunities, including but not limited to concept land planning, environmental, engineering, entitlements and financial analysis to determine the viability of potential projects.
  • The Land Acquisition Manager will be deal oriented and understand the dynamics and challenges of the markets in the current real estate climate.

Reporting Relationships:
  • Report to Regional VP of Land Operations & the EVP of Land for the North Region.

Duties and Responsibilities:

  • Develop a broad understanding of the market including the competition, house types/ sizes, price points, and sales absorptions for each county within the region.

  • Evaluate land deals by working with consultants to estimate potential development costs for a project to determine land value offers and project viability based on retail market values for various areas in and around the Mid-Atlantic markets. Work with Division management to determine the appropriate land price, product, house price, house cost, and deal structure for each opportunity.
  • Responsible for managing and assembling land committee packages by preparing executive summaries, marketing summaries, area maps, aerial photos, lot/ land competitive market analysis, demographic analysis, financial narratives, pricing and proformas.
  • Help place internally contracted raw land or entitled projects with qualified development partners.

Preferred Education and Background:
  • A Bachelor's Degree in Real Estate, Civil Engineering, Urban Planning, or Business preferred. A master's degree or equivalent would be a plus.
  • General understanding of development site design and required permitting related to the various stages of land use planning.
  • Being able to communicate effectively with engineers, lawyers, municipal & governmental staff, developers and property owners at a high level.


Desired Experience:
  • A minimum of 1-3 years of in market experience in land acquisitions in the residential single family or multi-family space preferred.


Skills and Abilities:

  • Highly organized with exceptional analytical skills and understanding of complex financial analysis
  • Strong oral and written communication skills. Proficiency in Excel.
