Job description

Mungo Homes has a new opening for a Land Acquisition Manager in our Wilmington, NC market!

This position is responsible for sourcing, assessing, and negotiating land acquisition deals for residential development, including performing duediligence, concept land planning, and environmental / utility system / title analysis. Monitors and supportsthe acquisition process through final contract and closing phases.
Essential Duties and Responsibilities: (performs other duties as assigned)
Develop and cultivate relationships with landowners, brokers, developers, and professionalorganizations to gain the best positioning for land deals, and to maintain market awareness.
Source potential land acquisition opportunities through detailed study of tax maps and networkingwith attorneys, engineers, brokers, and others involved in residential land development.
Prepare land acquisition packages and participation in presentation for approval.
Negotiate price and contracts with sellers; coordinate preparation of contracts and closingdocuments.
Prepare Letters of Intent for land acquisition opportunities.
Manage the due diligence process on land acquisition opportunities, including initial master planningwork in close coordination with internal design and land development teams.
Manage, coordinate, and meet all entitlement needs for land acquisitions.
Assist with preparation of financial proformas inclusive of assumptions about timing, pricing, productlineup, sales pace, municipal fees, and other costs associated with land acquisition and developmentto determine the viability of proposed land acquisitions.
Assist with preparation of market analysis, assess values, and prepare narrative reports forproperties under consideration for purchase.
Manage feasibility studies and the preparation of land acquisition approval submissions.
Assists in the evaluation process and inspection of land under consideration for acquisition; andrecommends acquisition, disposition, and other actions consistent with established companyguidelines and requirements.
Maintain inventory reports, critical dates, contract summaries and periodic market analysis.
Monitor market activity for pricing, value, and absorption.
Assist with property rezoning and community planning.

Education and/or Experience: Bachelor's degree from an accredited four-year college or university; andminimum five years related experience and/or training in land acquisitions or residential real estate; orequivalent combination of education and experience. Local experience is recommended and preferred.
