and we are still here, still growing, and still committed to the communities we serve. Rooted in
Harlem and Northern Manhattan, we manage a portfolio of cooperatives, condominiums, and
multifamily residential buildings across three boroughs of New York City.
HDFC cooperatives are a cornerstone of our portfolio and a defining part of our identity in
Harlem. We manage a significant concentration of HDFC buildings in Upper Manhattan, and we
take that responsibility seriously — these are homes for income-limited families and a critical
piece of the affordable housing fabric of our neighborhoods.
We are continuously growing our business year over year and are preparing for more growth.

The Role
This is a specialized Assistant Property Manager (APM) role focused on HDFC cooperative
buildings. You will work directly under the Property Manager and serve as the operational
backbone for a portfolio of HDFC properties — managing the day-to-day demands of buildings
that carry unique regulatory, financial, and community obligations.
HDFC buildings operate under specific HPD guidelines, income restrictions, and shareholder
structures that distinguish them from standard co-ops. This role requires someone who either
understands that landscape already, or is motivated to learn it thoroughly and quickly. Above all,
it requires someone who communicates proactively, solves problems rather than escalates
them, and genuinely cares about the residents they serve.

What You’ll Do
HDFC Compliance & Regulatory Oversight
• Monitor compliance with HPD income restrictions, resale requirements, and HDFC
cooperative rules and regulations
• Track and support the processing of shareholder transfers, subletting requests, and flip
tax calculations in accordance with each building’s proprietary lease and house rules• Assist in managing HPD reporting obligations, annual filings, and any agency
correspondence specific to HDFC status
• Stay current on changes to HDFC regulations and communicate relevant updates to the
Property Manager and affected buildings

Shareholder & Resident Relations
• Serve as a primary point of contact for HDFC shareholders and residents — responding
to inquiries with professionalism, clarity, and urgency
• Communicate proactively on building updates, maintenance schedules, policy matters,
and compliance requirements
• Support board communications and assist in preparing meeting materials and monthly
management reports
• Address complaints and disputes with an understanding of the cooperative structure and
the sensitivities of income-restricted housing

Operations & Maintenance Coordination
• Coordinate with vendors, contractors, and building staff to facilitate repairs,
maintenance, and building services across the HDFC portfolio
• Inspect property conditions regularly and flag issues before they escalate
• Track open work orders and ensure timely completion and follow-up
• Support capital improvement planning within the constraints of HDFC budget structures

Administrative & Financial
• Collect monthly maintenance fees; maintain accurate records of payments and
shareholder activity
• Manage shareholder files, proprietary lease documentation, and compliance records
• Support budgeting, accounts payable tracking, and financial reporting under PM
direction
• Assist with unit listing coordination and income-qualified applicant processing

• Solid understanding of NYC housing and anti-discrimination laws; knowledge of HDFC-
specific regulations a strong plus
• Computer proficiency and comfort navigating productivity software (Google Workspace,
Microsoft 365, or equivalent)
• Bilingual English/Spanish a strong plus

Education & Experience
• High school diploma or equivalent required; bachelor’s degree in business, real estate,
or related field preferred
• Prior experience in property management, residential real estate, or a customer-facing
administrative role
• Experience with HDFC cooperatives preferred; candidates with strong co-op or NYC
affordable housing experience will be considered
• Proficiency in Microsoft Office and property management software (required)
• Basic bookkeeping skills
