Job description

The Funding Manager oversees the mortgage closing team and ensures the accurate and timely preparation, review, and funding of residential mortgage loan closings. This role manages workflows, maintains compliance with federal and state regulations, coordinates with title companies and internal departments, and provides leadership to support service levels and loan pipeline management.
Key Responsibilities
  • Supervise, mentor, and train closing department staff, including closers, funders, and support staff.
  • Assign workloads and ensure adequate coverage for high-volume periods.
  • Monitor team performance against closing timelines and quality standards.
  • Ensure all loan closings are scheduled, prepared, and completed accurately and on time.
  • Review closing documents for accuracy, compliance, and completeness.
  • Coordinate wire funding and post-closing processes with internal teams and external partners.
  • Ensure adherence to regulatory and investor guidelines, including TRID, RESPA, TILA, FHA, VA, Fannie Mae, and Freddie Mac requirements.
  • Implement and maintain quality control standards for closing documentation and procedures.
  • Liaise with underwriting, processing, secondary marketing, and post-closing departments to resolve issues and streamline processes.
  • Serve as point of contact for title companies, attorneys, and other closing agents.
  • Evaluate existing closing processes and implement improvements for efficiency and accuracy.
  • Maintain and update closing policies, procedures, and training materials.

Requirements
  • Bachelor's degree in Finance, Accounting, Business Administration, Economics, Mathematics, or a related field preferred, but not required. Relevant mortgage industry experience in lieu of degree.
  • Proficiency with Encompass required.
  • 5+ years of mortgage industry experience, with significant hands-on closing and/or funding experience. Including at least 2 years in a management capacity.
  • Strong working knowledge of Encompass required. remortgage loan products and closing processes.
  • Experience managing high-volume closing/funding pipelines and teams strongly preferred.
  • Strong knowledge of mortgage closing, funding, post-closing coordination, and loan pipeline management.
  • In-depth understanding of TRID, RESPA, TILA, FHA, VA, Fannie Mae, Freddie Mac, compliance requirements, and investor guidelines.
  • Ability to review closing documents for accuracy, compliance, and completeness.
  • Strong leadership, mentoring, training, workload management, and team performance management skills.
  • Excellent communication, organizational, and problem-solving skills.
  • Ability to collaborate with title companies, attorneys, closing agents, and internal departments.
  • Ability to maintain confidentiality and exercise sound judgment when handling sensitive information.
