MAINTENANCE SUPERVISOR

Real Estate- Apartment Management -- Maintenance Supervisor

National Property Management Company seeks to hire a full time Maintenance Supervisor for a prestigious apartment community.
Position Overview:

The Maintenance Supervisor is responsible for directing the maintenance staff, overseeing the physical components of the community, scheduling of contractors, turnover of units, and providing quality customer care and services to existing tenants and new prospective tenants. He or she is also responsible for directing all necessary preventative maintenance programs, capital programs and necessary repairs. The Maintenance Supervisors report to the General Manager.

Job Duties:
Assist in hiring, training and managing the maintenance staff, including seasonal employees.
Assist the General Manager in preparing the annual budget.
Adhere to the budget guidelines for the operation of maintenance and capital programs.
Establish schedule for maintenance coverage at the community.
Inspect and maintain all building components, including the roofs, regularly.
Schedule, manage, and review the apartment turnover process.
Maintain an adequate inventory of supplies, materials and equipment.
Perform maintenance work, as needed.
Work closely with the General Manager to establish sound resident relations and complete projects timely.
Direct all maintenance procedures to ensure that job assignments and work orders are carried out promptly, efficiently, courteously and in accordance with established procedures.
Answer emergency calls and provide "on call" support when necessary.
Maintain the shop and storage areas in a clean, orderly and secure manner.

Requirements:
Must have 2 years experience as a Maintenance Supervisor and a total of 4 years property management and/or multifamily construction or maintenance experience.
Must have previous experience and background in all areas of maintenance and repair for similar residential buildings.
Must have experience in the use of all maintenance equipment and tools
Must have a good history of dependability and job performance.
Must have basic experience in record keeping and filing reports.
Should have a basic set of hand tools for use in performing routine job duties.
Must possess a valid driver's license.
Must have HVAC & pool certification or be willing to obtain necessary certification within the first year of employment.
