Job description

Real Estate Project Manager

Location: Livingston, NJ (In-Office)
Salary Range: $85,000–$95,000 annually

The Briad Group is seeking a Real Estate Project Manager to support our development team through all phases of the real estate development lifecycle, including due diligence, entitlements, permitting, and agency approvals.

This role is ideal for someone with a background in architecture, civil engineering, or a related technical field who is looking to grow their career in real estate development.

This is a full-time, in-office position based in Livingston, NJ. Most active projects are located throughout New York State, offering exposure to complex and dynamic municipal approval processes. Occasional travel is required for site visits, municipal meetings, and coordination with consultants and stakeholders.

What You’ll Do:

  • Due Diligence & Pre-Development
    1. Support site acquisition due diligence, including zoning analysis, entitlement feasibility, and review of technical studies (civil, geotechnical, traffic, environmental, utilities, and fuel systems)
    2. Coordinate with internal teams and external consultants to compile and manage due diligence documentation
    3. Track development schedules, milestones, and critical path items
    4. Prepare AutoCAD conceptual site layouts with zoning analysis for internal review prior to contract acquisition
  • Entitlements & Municipal Approvals
    1. Assist with entitlement processes, including site plan approvals, variances, conditional use permits, and rezonings
    2. Coordinate with municipal planning, zoning, engineering, building, fire, and public works departments
    3. Prepare and submit entitlement applications, exhibits, narratives, and supporting documentation
    4. Track approval conditions and support compliance throughout the development process
  • Permitting & Agency Coordination
    1. Support building, civil, and trade permitting efforts, including permit submittals and responses to review comments
    2. Coordinate with outside agencies such as DOTs, utilities, health departments, environmental agencies, fuel system regulators, water/sewer authorities, and fire marshals
    3. Maintain permit logs, approval trackers, and agency correspondence
  • Consultant & Team Coordination
    1. Coordinate architects, civil engineers, landscape architects, traffic engineers, environmental consultants, fuel system consultants, and other project team members
    2. Review consultant deliverables for consistency with approvals and brand standards
    3. Attend project and agency meetings; prepare meeting notes and action items
  • Project Controls & Reporting
    1. Maintain development schedules, entitlement matrices, and document control systems
    2. Assist with budgeting and tracking entitlement, permitting, and consultant costs
    3. Prepare internal development status reports and summaries



What We’re Looking For:

  • Required Qualifications
  • Bachelor’s degree in Architecture, Civil Engineering, Construction Management, Urban Planning, or a related field
    OR an Associate’s degree in a related field with PMP certification
  • 2–5 years of experience in real estate development, architecture, engineering, or land development
  • Working knowledge of municipal entitlement and permitting processes
  • Experience coordinating with municipal departments and regulatory agencies
  • Ability to read and interpret architectural and civil drawings
  • Proficiency in AutoCAD for site layout
  • Strong organizational, communication, and time-management skills


  • Preferred Qualifications
  • Experience with commercial, retail, fuel, QSR, or hotel development
  • Familiarity with New York State and local municipal permitting processes
  • Experience supporting public hearings and discretionary approvals
