Business Development Director – Lead Strategic Growth and Client Partnerships

Job Overview:

  • Company: Pillar Construction Company LLC.

  • Salary/Pay Rate: $115,000 - $140,000 per year (Salary + Commission) plus Performance Bonus.

  • Location: Onsite (Sylvan Lake, MI).

  • Job/Employment Type: Full-Time.

  • Schedule: Monday - Friday.

  • Project Scope: Commercial Construction, Real Estate Development, and Tenant Improvement.

The Opportunity: You will serve as a foundational leader for a growing family-oriented company, taking ownership of the sales and client relations pipeline. This role offers the unique chance to enter at the ground level and directly influence the long-term trajectory of our commercial construction division. You will have the autonomy to build a 3-5 year relationship pipeline while receiving the support of a team that values personal growth and professional integrity.

How You Will Make an Impact:

  • Identify and cultivate high-value relationships with local developers, retail tenant reps, and franchise groups to secure early-stage project involvement.

  • Navigate complex municipal procurement processes and evaluate RFQs to position the company as a preferred general contractor.

  • Coordinate with the preconstruction team to bridge the gap between initial client interest and successful project handoff.

  • Drive the expansion of negotiated work by demonstrating a deep understanding of developer pro formas and project timing.

  • Execute strategic outreach to municipal decision-makers to enhance company visibility and bonding opportunities.

  • Promote the company’s reputation for integrity by acting as the primary face of our brand in the regional commercial market.

Required Qualifications & Experience:

  • Minimum of 5-10 years of experience in commercial construction business development or real estate development.

  • Proven track record of building long-term relationship pipelines that result in consistent project awards.

  • In-depth knowledge of entitlements, permitting, and the public procurement process.

  • Existing network of contacts within regional developer circles and franchise rollout groups.

  • Strong ability to interpret developer financial needs and align construction services with their deal timing.

Preferred Qualifications & Experience:

  • Previous experience as a Project Executive or Preconstruction Leader transitioning into a business development role.

  • Demonstrated success in managing tenant representative brokerage relationships with a construction crossover.
