ABOUT MON AMI REAL ESTATE

Mon Ami Real Estate is a value-driven investor-operator specializing in sub-$20 million retail and industrial properties across the United States. The firm focuses on the overlooked middle market, targeting assets with intrinsic value and clear opportunities for operational improvement and value creation.

Over the past 15 years, Mon Ami has acquired more than 350 properties across 30+ states and currently manages a portfolio exceeding $400 million in value. The firm's success is built on disciplined acquisitions, entrepreneurial thinking, and a hands-on approach to asset management.

Unlike many institutional real estate firms, Mon Ami is highly action-oriented. Team members work directly with property-level ownership decisions rather than behind layers of process, and have real visibility into how their work drives NOI and asset performance.

THE OPPORTUNITY

The Commercial Property Manager is the operational owner of Mon Ami's commercial assets — retail, office, industrial, and mixed-use — managing day-to-day performance the way an owner would, not the way a third-party property manager would. Commercial tenants are business operators, and their retention depends on how professionally and reliably the property is run.

This is a hands-on, on-the-ground role, not a back-office administrative one. You'll be in the building, in the numbers, and in the tenant relationship — walking properties, owning CAM reconciliations, and building the reporting discipline that lets Asset Management trust the data without having to double-check it.

WHAT YOU’LL OWN

  • Day-to-day operations of assigned commercial properties including rent collection, work orders, tenant and vendor relationships, and financial reporting

  • Review monthly aging reports and initiate collection efforts

  • CAM reconciliations — tracking CAM-eligible expenses throughout the year, preparing accurate year-end statements, and justifying the numbers directly to tenants

  • Examine and analyze property operating statements and budgets; evaluate data and reporting to ensure accuracy

  • Lease abstraction and administration: base rent, expirations, renewal options, CAM obligations, TI allowances, exclusivity/co-tenancy provisions, and other lease terms; entered and kept current in Yardi

  • Commercial lease renewals, initiated 6–12 months ahead of expiration, with market comp analysis and pricing recommendations

  • Interface with the leasing team and prospective tenants

  • Tenant improvement and CapEx coordination during value-add work — contractor access, timeline tracking, and prompt escalation of scope or cost issues

  • Monthly property walkthroughs and a professional, business-to-business standard of tenant communication

  • Annual operating budgets for your assigned assets, and a monthly PM report

  • New-property onboarding and disposition support — i.e. walkthroughs, lease information, CAM history, and a clean data room when an asset is exiting the portfolio

WHAT WE’RE LOOKING FOR

  • 3+ years of commercial property management experience with direct, hands-on responsibility — not just oversight — for CAM reconciliations, lease administration, and tenant relations

  • Real CAM reconciliation experience: you can track eligible expenses, build the year-end statement, and hold your own when a tenant pushes back on it

  • Working knowledge of commercial lease structures — NNN, Modified Gross, and Gross — and how opex pass-throughs, renewal options, and default provisions actually work

  • Financial literacy: you can build an operating budget, read a commercial PL, and connect day-to-day decisions to NOI

  • BS degree in Finance, Accounting, Real Estate, or similar business-related field, or equivalent experience/education, preferred

  • Yardi proficiency preferred; strong MRI or AppFolio experience will be considered

  • An operator mindset suited to a lean, entrepreneurial environment — comfortable without institutional layers of support and comfortable being held accountable for outcomes

  • Regular travel across the portfolio as needed

Preferred: RPA or CPM designation or in process; familiarity with the Chicago commercial market; experience supporting asset dispositions; exposure to mixed-use (commercial + residential) assets.


COMPENSATION STRUCTURE

Base salary compensation range is $70,000–$100,000, commensurate with experience, plus eligibility for an annual performance incentive plan targeting 10-20% of base salary, based on portfolio performance across three areas: timely rent collection, vendor cost efficiency, and tenant retention.  

Benefits include medical, dental, and vision coverage with premiums shared by Mon Ami and no waiting period — coverage begins the first of the month following hire — a 401(k) plan with a company match of up to 3.5% of eligible compensation and immediate vesting, 10 paid holidays, PTO starting at 15 days annually and increasing with tenure, and paid parental leave.

This role is based in Orange County, CA and works on-site, with regular travel required across the commercial portfolio.
