SUMMARY OF JOB FUNCTION:

Responsible for ensuring the efficient operation of the property under the direction of the Regional Manager.


Property Manager Objectives:

  • Oversee and manage the financial and operational components of the property.
  • Achieve targeted resident satisfaction through customer service to attain greater resident retention.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

Included, but not limited to, the following job specifications contained herein.

  • Responsible for adhering to all Fair Housing laws.
  • Collect and post rent daily for the property.
  • Monitor delinquency.
  • Communicate operational and financial risks to Regional Manager and establish corrective action plans.
  • Uses effective methods for maintaining/increasing occupancy and income as approved by Regional Manager.
  • Uses effective cost control by operating within budgets and obtaining correct expense approvals.
  • Daily physical inspection of the property and direct supervision of the maintenance employees.
  • Approve all payables and work closely with Accounting to ensure timely payments.
  • Responsible for implementing and maintaining a resident retention program, i.e., social service, activities, outreach marketing, or resident referral program.
  • Responsible for the leasing of the property; ensuring thorough supervision of the office so that all sales techniques and methods required by management are being used effectively and in a professional manner.
  • Train and mentor team members to ensure they understand policies, procedures, and protocols to perform daily responsibilities.
  • Responsible for the recertification/renewal program.
  • Responsible for the final interviewing and hiring of all property employees under the direction of the Regional Manager.
  • Responsible for the eviction of tenants in compliance with applicable laws and direction from legal counsel and/or management.
  • Responsible for maintaining compliance files according to the applicable funding and state requirements.
  • Responsible for assisting with the implementation and enforcement of Justus Property Managementโ€™s policies and procedures.
  • Responsible for reporting any unusual or extraordinary circumstances regarding the residents or property to the Regional Manager immediately.
  • Investigate complaints, disturbances and violations and resolve problems following management rules and regulations.


SUPERVISORY RESPONSIBILITIES:

Directly supervise one or more employees. Supervisory responsibilities will be carried out in accordance with the organizationsโ€™ policies, procedures and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

CERTIFICATES, LICENSES, REGISTRATIONS:

Must have a valid driverโ€™s license and proof of automobile insurance coverage.


DRIVING/TRAVELING REQUIREMENTS:

Occasional need (1% to 33% of the time) to utilize personal transportation to inspect property and surrounding neighborhood, make trips to the bank, and also visit the Corporate Office.


REASONING ABILITY:

Ability to solve problems with no direction. Ability to interpret complex instructions furnished in written, oral or schedule form.
