Job description

The Facility Supervisor will manage the facilities department to the highest level of quality work. They are responsible for the effective daily leadership of their staff and will facilitate the functions of the facilities department in alignment with the management team and client expectations. The Facility Supervisor will operate their facility ethically and follow all UG2 standards. The Facility Supervisor will plan, implement, coordinate, and supervise all mechanical, electrical, and plumbing operations, maintenance, communications, energy management, and manpower development programs for their assigned properties.

The Facility Supervisor will perform the following:

  • Supervise Facilities Technicians and Facilities Helpers staff including but not limited to training, personnel development, etc.
  • Ensure quality management by coaching and developing team members following the UG2 HR processes and disciplinary actions.
  • Ensure all employees in the facilities department are in compliance with the UG2 safety training.
  • Manage the development of the facilities operating and capital budgets.
  • Analyze utility metering and energy consumption to ensure the facility is functioning at the lowest operating cost as directed by Management and/or Leadership.
  • Perform inspections of mechanical space to identify and resolve issues.
  • Perform maintenance or stand watch as required.
  • Review, recommend, and implement preventative maintenance or predictive maintenance programs based on the manufacturer's recommendations and/or industry best practices.
  • Maintain the facility document library, including construction plans, as-built drawings, MEP schedules, line diagrams, schematic, equipment operation manuals, commissioning documents, equipment warranties, and tenant improvement binders.
  • Formulate and conduct building-related systems and equipment training.
  • Coordinate maintenance efforts with outside contractors.
  • Oversee all systems including Electrical, Fire Life Safety, Grounds, HVAC, Plumbing, and Safety.
  • Communicate effectively and provide exceptional customer service to tenants, clients, property management, and vendors.
  • Develop specifications and scopes of work to solicit, administer, and execute maintenance repair contracts.
  • Respond to emergency situations quickly (fire, evacuation, equipment failure, etc.) and customer concerns.
  • Maintain an inventory control program when purchasing parts and supplies.
  • Follow all state, city, and local laws that relate to the facility.
  • Support the Property Manager in the following:
    • Communicate urgency of a repair.
    • Prepare budget estimates.
    • Review scope of work documents and ensure vendor language is consistent.
    • Manage the bidding process.
    • Monitor the construction process and ensure compliance with contract documents.
    • Maintain project files with approvals, financial data, and contracts.
    • Perform final inspection, punch list exceptions, and expedite corrective action
