Construction Project Manager / Estimator

Gilliatte General Contractors is seeking an experienced, results-driven Construction Project Manager/Estimator to join our team. This individual must be a self-motivated leader with the ability to see the big picture, develop strategic plans, and successfully execute project objectives in a fast-paced environment. Estimating experience is required.

This key position is responsible for overseeing the estimating process for commercial construction projects while collaborating closely with the construction team to deliver accurate, competitive bids and support successful project execution.

Key Responsibilities:

  • Review bid documents, plans, specifications, and project requirements to develop comprehensive estimating strategies.
  • Prepare and maintain online plan rooms and project plan sets.
  • Solicit, coordinate, and evaluate subcontractor and vendor bids. (Gilliatte General Contractors does not self-perform construction work.)
  • Develop detailed scopes of work from project documents and ensure complete bid coverage.
  • Create subcontractor and vendor bid lists and distribute Invitations to Bid (ITBs).
  • Maintain effective communication with subcontractors, vendors, owners, and project stakeholders throughout the bidding process.
  • Analyze subcontractor proposals for scope completeness, accuracy, and competitiveness.
  • Collaborate with the construction team to prepare and submit owner proposals.
  • Build and maintain strong relationships with subcontractors and vendors to expand bidding opportunities and enhance project success.
  • Assist in developing project budgets and identifying value-engineering opportunities when appropriate.

The ideal candidate will possess strong organizational, communication, and analytical skills, along with the ability to manage multiple projects and deadlines while maintaining a high level of accuracy and attention to detail.

Requirements

Successful candidates should have the following skills and abilities:

  • Proven track record of success in commercial construction project management.
  • Highly organized, self-motivated, and capable of managing multiple priorities and deadlines.
  • Estimating experience is strongly preferred.
  • Exceptional attention to detail and commitment to accuracy.
  • Demonstrated ability to take ownership of the proposal development process and deliver complete, competitive bids on schedule.
  • Proficient in reading, interpreting, and applying construction plans, specifications, and contract documents.
  • Strong verbal and written communication skills, with the ability to effectively interact with owners, subcontractors, vendors, and team members.
  • Proficiency in Microsoft Office Suite, Autodesk Build/PlanGrid, estimating software, and quantity takeoff tools.
  • Ability to adapt to changing project demands and schedules as needed. This position typically requires office hours Monday through Friday, 8:00 a.m. to 5:00 p.m., along with field visits one to two days per week.
