Position Description: Executive Property Manager, Newark Portfolio – Job DescriptionThe Executive Property Manager is responsible for the day-to-day operations of a portfolio of Newark, New Jersey residential properties, with some retail component, consisting of• A multifamily complex of five buildings with 2,100 apartments, outdoor parking lots with 1,500 spaces• An on-site management and leasing office with seven employees• A strip shopping mall with ten retail stores and parking• Two retail properties which have been net leased to others• A standalone 200-unit multifamily building with indoor parkingPosition SummaryThis is an on-site position responsible for overseeing leasing, building operations, staff, vendors, maintenance activities, resident services, and regulatory compliance.Reporting To: The manager will report directly to Mark and Rafi Moskowitz.Key Responsibilities• Oversee daily building operations, including maintenance, repairs, janitorial services, security, and groundskeeping across the assets.• Supervise on-site staff, including maintenance and custodial personnel, by assigning responsibilities, monitoring performance, and enforcing policies and procedures.• Coordinate and oversee outside contractors and vendors, ensuring work is completed properly, on schedule, and within budget.• Conduct regular inspections across all assets and ensure timely follow-up.• Oversee maintenance and condition of the 1,500-space parking lot, including lighting, striping, paving conditions, drainage, cleanliness, traffic flow, and safety-related issues.• Monitor and coordinate upkeep of the shopping strip adjacent to the complex, including common areas, exterior conditions, vendor access, and overall property appearance, and coordinate the leasing of any vacant commercial or retail units.• Ensure vacant parcels adjacent to the complex is properly maintained, secured, kept clean, and monitored for any safety, access, or code-related issues.• Support capital improvements, building-wide projects, and major repairs by coordinating on-site activity and reporting progress to ownership and management.• Serve as a primary on-site point of contact for residents, commercial tenants, and vendors, addressing service requests, complaints, and operational concerns in a professional and timely manner.• Assist with enforcement of property rules, policies, and operational procedures, escalating issues when appropriate.• Maintain accurate records of work orders, inspections, vendor activity, incidents, and operational updates.• Ensure compliance with applicable housing, fire, safety, and building regulations, and assist with inspections and violation resolution.• Monitor inventory, supplies, and material needs for maintenance and building operations.• Respond to emergencies and urgent property matters, including after-hours situations, weather events, and other time-sensitive issues.Qualifications• Prior experience in property management, facilities management, building operations, or a similar supervisory role, preferably in a large residential or mixed-use multi-building setting.• Strong working knowledge of building systems, including mechanical, electrical, plumbing, and general maintenance operations.• Familiarity with local housing, safety, and building code requirements.• Experience supervising staff, including office staff, and coordinating third-party vendors and contractors.• Experience managing site operations across multiple asset types, including residential, retail, parking, and exterior land areas, is preferred.Skills• Strong organizational and time-management skills, with the ability to manage multiple priorities effectively.• Excellent verbal and written communication skills.• Ability to interact professionally with residents, commercial tenants, employees, contractors, and ownership.• Strong problem-solving skills and sound judgment in routine and emergency situations.• Proficiency with email, spreadsheets, work order systems, and other basic office and operational technology.• Hands-on leadership style with a strong sense of accountability and follow-through.Additional Requirements• Ability to be on-site daily and available for urgent matters, including occasional evenings and weekends as needed.• Ability to walk the property regularly, inspect conditions, and oversee physical building operations across multiple sites.• Ability to work in a fast-paced environment and manage a large-scale residential complex and related assets with professionalism and attention to detail.Why Join Argo Real Estate?At Argo Real Estate, we value our people and believe in fostering a collaborative and growth-driven environment.
