Job description

Summary

Our client is a boutique, full-service real estate advisory and construction management firm supporting complex development programs across Southern California. Their expertise spans the full lifecycle of a project, including planning, entitlement, design management, procurement, and construction oversight. With a team of highly credentialed professionals across engineering, project controls, and construction management, the firm has established a strong reputation for delivering results within large, highly regulated public sector environments.

They are currently seeking a Senior Regional Construction Scheduler to support major capital improvement programs in partnership with one of the largest public school districts in the region. This role is ideal for a highly experienced scheduling professional with deep expertise in Primavera P6, advanced schedule analysis, and program-level oversight within LAUSD or similarly structured public works environments. The position requires both technical leadership and the ability to influence program-wide scheduling performance across multiple concurrent projects.

Duties & Responsibilities
  • Report directly to senior leadership and provide high-level schedule reporting aligned with key program milestones and executive requirements
  • Support and help supervise Project Schedulers, ensuring consistency, accuracy, and adherence to program standards
  • Interface with OARs, Senior Project Managers, and field teams to coordinate schedule reviews and resolve issues
  • Review and analyze Primavera P6 baseline schedules, ensuring completeness of scope, logic, milestones, and cost loading
  • Evaluate monthly schedule updates, identifying critical path impacts, milestone delays, and overall project performance trends
  • Produce detailed, structured schedule review comments aligned with owner-driven templates and LAUSD-style reporting standards
  • Perform advanced Time Impact Analysis (TIA) using methodologies such as Windows Analysis, incorporating both contemporaneous and forensic evaluations
  • Interpret construction drawings and contract documents to assess scope alignment and determine entitlement to time extensions
  • Develop, maintain, and update program-level and master schedules, ensuring alignment across multiple concurrent projects
  • Perform regular status updates to program schedules, ensuring accuracy and consistency of data
  • Establish and enforce standardized coding structures, layouts, and reporting formats to maintain schedule data integrity
  • Identify schedule risks, delays, and inefficiencies, recommending mitigation and recovery strategies
  • Prepare executive-level reports, dashboards, and performance summaries for senior management
  • Participate in project meetings and conduct site visits to validate schedule progress against field conditions
Qualifications & Requirements
  • Minimum 10 years of full-time professional experience in construction scheduling
  • Experience working for an owner or general contractor, preferably within public sector or educational facility projects
  • Proven experience supporting large-scale capital programs with multiple concurrent projects (strong preference for LAUSD or similar districts)
  • Advanced proficiency in Primavera P6 (latest versions) and strong working knowledge of Microsoft Office Suite
  • Bachelor’s degree in Engineering, Architecture, Construction Management, or a related field
    • OR bachelor’s degree in another discipline with additional relevant scheduling experience
  • Core Technical Expertise
    • Critical Path Method (CPM) scheduling and analysis
    • Cost and resource loading within Primavera P6
    • Earned Value Analysis (EVA) and performance tracking
    • Schedule forensics and delay analysis
    • Time Impact Analysis (TIA) and Windows Analysis methodologies
    • Contract interpretation related to schedule entitlement and claims
  • Highly Preferred Experience
    • Direct experience with LAUSD Facilities Services Division or similarly structured public agencies
    • Familiarity with owner-mandated schedule review templates, reporting standards, and approval workflows
    • Experience supporting program-level scheduling across large, multi-project environments
    • Exposure to Design-Build delivery methods
    • Familiarity with Building Information Modeling (BIM) and integrated project controls
