Your role at a glance
The Real Estate Project Coordinator will engage with key internal stakeholders and external partners (example: vendors, city or government entities, investors, brokers, external counsel) to drive incremental deadlines for long duration projects. This role will drive the rhythm of business for the Americas Develop Team, focusing on project delivery to ensure due diligence is complete, the sites are ready for close and that post closing obligations are met. Typical areas of engagement include rezoning, re-platting, annexation, incentive procurement, securing new easements, negotiation with landowners, working with brokers and local authorities. You must be comfortable leading large headcount calls and driving outcomes within a matrixed organization. Ability to secure due dates from external groups and execute on them, to keep overall dates on track.
This person will provide project management support for new acquisitions: greenfield, brownfield, retrofit or expansion of existing facilities. Post-closing, this individual will ensure key stakeholders understand and can execute on all post-closing obligations.
This position handles information of a highly confidential and critical nature, including distribution and management of letters of intent and purchase sales agreements. Individuals must possess excellent communication and interpersonal skills to interact with all levels of the company, as well as external vendors, clients, outside counsel and government officials.
What we are looking for
Key Roles and Responsibilities:
  • Manage the rhythm of business for the team: Lead project calls, manage stakeholder obligations, and ensure constant, clear communication is flowing between all stakeholders (internal and external). This includes weekly due diligence calls,
  • Coordinate with project leaders for long-lead issues associated with site development to include, but not limited to: economic development incentives, energy and other utilities, network connectivity, rezoning and subdividing as appropriate, and other items identified by the due diligence team.
  • Document and manage project risks, escalate critical issues to leadership to ensure project decisions can be made quickly and decisively.
  • Assist with feasibility discussions and contract negotiations with service providers, property owners, economic development agencies and local authorities to support the company expansion strategy and the site selection effort in conjunction with the Real Estate and Facilities and Pre-Construction teams.
  • Support the acquisition team negotiations on: Letters of Intent, Purchase Sale Agreements for land or buildings, utility contracts and load letters (including water & sewer), and other site-specific agreements with the Authorities Having Jurisdiction (AHJs).
  • Partners with internal stakeholders including capacity planning, critical facilities operations, design and construction, real estate and facilities, legal, finance, and direct contract consultants (such as Civil Engineer).
  • Track all obligations of NTT to regional and local AHJs to ensure project teams understand expectations for said AHJs.
  • Review real estate contracts to determine Company obligations are met.
  • Track external data center real estate activities in the Americas.
  • Maintain, monitor, and update internal real estate databases.

KNOWLEDGE & ATTRIBUTES
  • Strong interpersonal skills: ability to coordinate activity with multiple business stakeholders.
  • Attention to detail with superior organizational skills; excellent time management skills with proven ability to deliver on tight timelines.
  • Ability to develop and manage project schedules, identify risks, and clearly communicate them to project stakeholders; along with mitigation plans to the management.
  • Computer efficiency to include the utilization of Microsoft programs such as Excel, Power Point, Outlook and Teams
  • Able to work in a team environment or independently.
  • Must be capable of handling multiple projects simultaneously with little supervision.
  • Manages stress and/or fast pace effectively.
  • Ability to communicate effectively with verbal, visual and listening skills.
  • Ability to be highly confidential.

REQUIRED EXPERIENCE
  • Bachelor's degree in business related field
  • Three to five years' experience in one or more related fields: real estate, project management, government, legal or construction field

PHYSICAL REQUIREMENTS
  • Ability to move equipment and other hardware up to 25 lbs.
  • Frequently move about inside and outside of data center / facility
  • Operate computer, peripherals, and other office equipment.
  • Perform work during US business hours and time zones.

Work conditions & other requirements
  • Occasional work onsite at active data center construction projects and data center locations.
  • Exposure to varying temperatures and loud noises.
  • Exposure to outdoor weather conditions.
  • Travel required ~10% of time.
  • Perform work from a remote location with stable internet connection.

Compensation Pay Range
This is a remote position that requires reliable internet connection and electricity. A monthly stipend is provided to cover expenses associated with working remotely and use of a personal mobile device.
NTT Global Data Centers Americas, Inc. offers competitive compensation based on experience, education, and location. Base salary for this position is $100,800 - $141,000.
All regular full-time employees are eligible for an annual bonus; payout is dependent upon individual and company performance.
