Job description

Overview
The Principal, Servicing Escrow Management, is a senior individual contributor role embedded within the product organization. This is not a line operations or people management role. Instead, this position is designed for a deeply experienced servicing subject matter expert who understands, in detail, how escrow functions operate and why they operate that way, and can translate that expertise into scalable product capabilities.
Reporting to the Director of Servicing Product, this role partners closely with Product and Engineering to ensure that platform functionality accurately reflects real-world servicing operations, regulatory requirements, and investor expectations. Within the broader servicing product organization, this role serves as the primary domain subject matter expert and is responsible for translating escrow management expertise into clear requirements, workflows, controls, and testing input for Product and Engineering, ensuring that escrow calculations, borrower obligations, disclosures, disbursements, and regulatory requirements are accurately reflected. The Principal plays a critical role in validating that business rules, functional requirements, workflows, and edge cases are intentionally designed and not implicitly assumed.
This is a fully remote position that offers a competitive salary range of $130,000 to $165,000, plus an annual bonus. Responsibilities
Product and Operational Alignment
  • Ensure product design reflects real servicing escrow operations, including regulatory (e.g., RESPA/Reg X) and investor requirements (e.g., Fannie Mae, Freddie Mac, GNMA as applicable).
  • Translate escrow operational processes into clear product requirements, business rules, controls, and system logic.
  • Ensure borrower escrow obligations and escrow activities are handled accurately across all standard and exception scenarios, with appropriate controls, traceability, and auditability.

End-to-End Workflow Definition and Validation
  • Define and validate end-to-end (E2E) workflows across escrow domains.
  • Document workflows across happy paths and edge cases, ensuring intentional handling of exceptions.
  • Validate completeness and consistency of rules, logic, and dependencies across upstream and downstream systems.

Product Translation & Requirements Definition
  • Translate domain expertise into product requirements, business rules, and system logic.
  • Advise Product and Engineering on the operational implications of design and prioritization decisions.
  • Evaluate trade-offs across compliance, scalability, operational complexity, and speed to market.
  • Surface risks early, particularly related to financial controls, regulatory compliance, and investor reporting.

Engineering Partnership and Delivery Support
  • Partner closely with engineering teams to refine requirements, clarify logic, and support implementation.
  • Partner with Product and Engineering during backlog refinement and implementation planning to clarify requirements, validate business rules, and support functional decision-making.

Testing, Validation, & Automation Contribution
  • Contribute to the development of known-answer and scenario-based test cases for escrow workflows.
  • Validate system behavior and outputs against expected financial, operational, and regulatory outcomes.
  • Support UAT execution, defect triage, regression testing, and release readiness validation.
  • Partner with QA and engineering to design and implement an automated test suite informed by escrow domain logic.

Functional Ownership: Escrow Requirements
  • Own escrow administration requirements, including disbursements, analysis methodology, statement generation, shortage/surplus handling, refunds, and exception processing aligned to RESPA/Reg X expectations.
  • Define escrow setup requirements at boarding and transfer intake, including initial escrow configuration, baseline balances, tax/insurance lines, payment schedules, and coordination with Boarding/Transfers.
  • Define requirements for escrow analysis, including projection logic, recalculation rules, cushion treatment, shortage/surplus determination, repayment options, and borrower-facing statement requirements.
  • Define escrow-related borrower communications and disclosures, including analysis statements, change notices, and other required borrower notifications.
  • Establish control frameworks for escrow operations, including reconciliation, approvals, segregation of duties, disbursement validation, and audit evidence standards.
  • Define escrow disbursement requirements for tax, insurance, mortgage insurance, HOA/condo obligations, and claim-related activities.
  • Define logic for escrow advances, escrow funding impacts, delinquency scenarios, partial payments, and exception workflows.
  • Establish requirements for mortgage insurance administration, including premium collection, cancellation rules, borrower-requested and automatic cancellation, investor-specific requirements, disclosure handling, and coordination with amortization and LTV thresholds.
  • Establish logic for interest on escrow, including state-specific requirements, accrual methodologies, calculation timing, posting treatment, and borrower disclosure obligations.
  • Define requirements for HOA/condo fee management, including tracking of obligations, billing expectations, disbursement handling where applicable, and exception workflows for delinquent or missing payments.
  • Own requirements for force-placed insurance, including trigger conditions, notification timelines, premium handling, policy tracking, cancellation/refund processing, and compliance with regulatory and investor requirements.
  • Define workflows for loss drafts and insurance claim processing, including claim intake, funds endorsement, inspection requirements, staged disbursements, escrow holdback management, and borrower/vendor payment controls.
  • Establish requirements for insurance policy tracking and administration, including policy monitoring, renewal tracking, lapse detection, coverage validation, and integration with escrow analysis and disbursement workflows.
  • Build and sign off on known-answer test scenarios for core escrow calculations, support defect triage, regression testing, and release readiness decisions.

Flexible Domain Contribution
  • Partner closely with Cash Management and other domain leads to ensure consistent handling of payment application impacts, escrow funding, advances, and exception scenarios across the servicing lifecycle.
  • Support adjacent servicing domains as needed based on program priorities and evolving platform needs.
  • Partner across domains to ensure alignment of workflows, data, and operational dependencies throughout the servicing lifecycle.
  • Contribute to resolution of cross-domain issues, gaps, and edge cases to ensure cohesive end-to-end platform behavior.
  • Apply servicing expertise to broader platform design decisions beyond primary area of ownership.

Qualifications
  • 8+ years in mortgage servicing escrow administration (AVP level of experience preferred).
  • Deep expertise in escrow analysis, escrow disbursements, shortage/surplus handling, borrower disclosures, and exception processing.
  • Strong working knowledge of regulatory and investor requirements (ie: RESPA/Reg X escrow requirements), as well as servicing operational best practices.
  • Experience with tax and insurance administration, vendor oversight, force-placed insurance, mortgage insurance, interest on escrow, HOA/condo obligations, and insurance policy tracking preferred.
  • Proven functional leadership across cross-functional teams, including Technology, Operations, and external partners.
  • Experience supporting servicing platform modernization, system implementation, product buildout, or process transformation preferred.
  • Demonstrated ability to translate complex escrow processes into clear business requirements, controls, workflows, and test scenarios for Product, Engineering, and QA teams.
