What You'll Be Doing:
Under the purview of the Regional Facilities Manager, the Multi-Site Senior Service Technician serves as the principal technical support authority, specializing in Heating, Ventilation, and Air Conditioning (HVAC) systems across multiple Equity Residential apartment communities (NYC & NJ: Jersey City, Hoboken). This position is responsible for ensuring the fulfillment of resident commitments, including exceptional move-in experiences, comprehensive satisfaction, expedient service, and personalized assistance. The Multi-Site Senior Service Technician attends to HVAC service requests necessitating technical expertise.
  • Troubleshoots and repairs PTAC heat pump units in apartments as well as rooftop units, cooling towers and air handlers
  • Performs various maintenance functions as needed such as electrical installations, repair furnaces and air conditioners, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repair, minor roof repairs.
  • Performs on-call emergency service as required.
  • Performs special maintenance projects, including steam trap replacements, actuator installations, etc. as assigned
  • Responds to resident service requests and concerns in a timely manner
  • Performs quarterly preventative maintenance tasks on HVAC equipment and cooling towers onsite, including filter / belt change, coil cleaning, greasing motors and bearings, checking refrigeration, and all electrical components.
  • Monitors and maintains all mechanical equipment on the community including, but not limited to, water heaters and Heating Ventilating Air Conditioning (HVAC) units
  • Diagnoses and troubleshoots mechanical and structural problems. Reports any maintenance concerns for repairs on vacant units, models, clubhouses, common areas to the Service Manager.
  • Train onsite service technicians on troubleshooting and maintaining onsite HVAC & PTAC heat pump units
  • Scheduled Hours: Monday -Friday 9am-6pm
  • Ability to travel to multiple properties as needed. MetroCard supplied.

What You'll Need To Thrive:
  • A minimum of three years hands-on maintenance experience in areas including, but not limited to, plumbing, electrical, carpentry and HVAC is necessary.
  • Supervisory experience is preferred; apartment experience is strongly preferred. Excellent communication and interpersonal skills are required.
  • Adaptability, multi-tasking and sound decision making abilities are required
  • and essential to the success of this role. High School diploma or equivalent
  • A valid driver's license, good driving record, auto insurance, and reliable transportation is required if the employee will operate a motorized vehicle (e.g., car, golf cart) during their workday and/or as part of their role.
  • Knowledge of federal and state apartment housing laws
  • Availability to work a flexible schedule, including weekends; Must be able to respond to emergencies after normal business hours and on weekends.
  • Office team employees, with limited exceptions, are required to use their own Smartphone to perform certain aspects of their job. The device must have updated software and must be password-protected and compliant with in-house security systems.
  • Ability to use the computer effectively and read written communications. Ability to lift, push, pull or carry up to 15 pounds for the dissemination of documents, supplies, materials, etc. to various locations throughout the office/facility. May be required to climb stairs depending on the property structure

Pay Rate: $33.41-$37.12 Hour
  • Employees are eligible for overtime pay and performance incentives.
  • The successful candidate's starting pay will be determined based on job-related skills, experience, and qualifications.
