Job description

Job Title: Building Maintenance Technician (Roving – Tech 1 and Tech 3)

Job Description

This roving Building Maintenance Technician role supports multiple commercial properties within approximately one hour of the Twin Cities, performing a wide range of maintenance, repair, and inspection tasks. The organization is hiring both an entry-level Building Maintenance Technician 1 and Building Technician 3. Technicians travel between sites to complete building rounds, perform preventive and corrective maintenance, troubleshoot building systems, and ensure facilities remain safe, functional, and presentable. The technician also handles complex repairs, building systems troubleshooting, and coordination of subcontractors while providing leadership and critical assessment of maintenance needs.

Responsibilities

  • Travel to multiple commercial properties within roughly a one-hour radius of the Twin Cities to perform building maintenance and repair tasks.
  • Conduct routine building inspection rounds, including inspecting ceiling tiles, completing baseline vacancy checks, and performing meter readings to identify issues early.
  • Perform light maintenance tasks such as replacing light bulbs, hanging pictures and whiteboards, installing blinds and outlet covers, and assembling workstations using basic hand tools.
  • Support basic plumbing activities by replacing faucets, repairing toilets, replacing P-traps, and performing drain cleaning when work does not require outsourcing.
  • Provide basic electrical support by replacing batteries in emergency lights, replacing ballasts where permitted, and tracing electrical lines to assist with troubleshooting.
  • Carry out light carpentry tasks, including installing ceiling grid tiles, performing touch-up caulking, installing baseboards, repairing screens, and completing minor furniture repairs.
  • Complete general support tasks such as taking and transmitting site photos, identifying boundary lines for subcontracted work, and maintaining basic documentation of work performed.
  • For the technician role, perform advanced troubleshooting and complex repairs, including drywall replacement, concrete repair, block and brick repair, exterior electrical repairs, and water mitigation.
  • Troubleshoot HVAC and heating issues, including adjusting building automation systems and related controls to maintain comfortable and efficient building operations.
  • Perform plumbing and fixture replacement work such as replacing toilets, urinals, pipes, garbage disposals, flush valves, and addressing drain repairs.
  • Execute electrical repairs by repairing or replacing electrical devices, emergency exit lights, switches, thermostats, and ballasts in accordance with safety standards.
  • Perform carpentry and structural work including replacing interior doors, repairing railings and posts, installing cabinets, and completing board-ups to prevent or respond to vandalism.
  • Assess when work should be outsourced, coordinate subcontractors, and verify that subcontracted work meets quality and safety expectations.
  • Provide critical assessment and triage of maintenance requests, determine repair urgency, and decide whether work should be performed in-house or by external vendors.
  • Communicate professionally with tenants, property representatives, and other stakeholders to explain issues, discuss timelines, and provide updates on work progress.
  • Maintain accurate documentation of maintenance activities, repairs, inspections, and system adjustments to support consistent facility operations.
  • Participate in on-call rotations and respond to occasional emergency situations, exercising sound judgment and independent decision-making in the field.

Essential Skills

  • Ability to read, write, and speak basic English to understand work orders, safety information, and documentation requirements.
  • Basic tool use and measurement skills, including safe operation of common hand tools and the ability to take accurate measurements.
  • Proficiency with a cell phone for work tasks such as receiving assignments, documenting work, and communicating with the team.
  • Valid driver’s license and ability to travel within approximately one hour of the Twin Cities for roving assignments.
  • Boiler License Special Category for the Building Technician 3 role.
  • Strong knowledge of building management systems (BMS) and energy management systems (EMS) for the technician role.
  • Strong troubleshooting skills across mechanical, electrical, plumbing, HVAC, and general building systems.
  • Effective communication skills to interact with tenants, property contacts, and subcontractors in a professional manner.
  • Solid documentation skills to record inspections, repairs, and system adjustments accurately.
  • Hands-on experience in facility, building, or general maintenance, including repair and upkeep of building systems.
  • Practical skills in plumbing, HVAC, carpentry, lighting, painting, electrical, and mechanical maintenance.
  • Ability to perform maintenance and repair on HVAC systems, air handlers, and building automation systems.
  • Experience with vendor management and coordinating work with external service providers.
  • Capability to perform drywall work, general mechanical tasks, and a wide range of building maintenance repairs.

Additional Skills & Qualifications

  • Exposure to light plumbing, electrical, or HVAC work, particularly in commercial or multi-site environments.
  • Experience in commercial or multi-site maintenance, facilities maintenance, or building maintenance roles.
  • Experience in HVAC commercial systems, air handlers, and building automation systems.
  • Experience in vendor management and coordination of external contractors.
  • Advanced carpentry, electrical, or plumbing certifications for the technician 3 role.
  • Experience coordinating subcontractors or leading small teams in a maintenance or facilities context.
  • Knowledge of piping, installation work, and painting in a building maintenance setting.
  • Experience as a building engineer or in similar roles involving building systems and facility operations.
  • Familiarity with mechanical systems and general mechanical troubleshooting.
