Job description

OB DESCRIPTION

Mortgage loan closing specialists are responsible for assembling, preparing, and reviewing/verifying documents for a loan closing while ensuring all applicable state, federal, and regulatory requirements are met.


Responsibilities:

  • Complete an accurate and compliant Loan Estimate to be provided to the Borrower within the TRID timing guidelines.
  • Review fees, Templates, and data input for accuracy against Lock Confirmation, Submission form, and CD/Doc Request form to make sure all loan terms match.
  • Review previous disclosures to ensure we meet compliance standards and confirm receipt of previous disclosures issued.
  • Process Change of Circumstances when requested, for both LE and CD.
  • Analyze and interpret Mavent and review compliance findings for passing results.
  • Complete CD kick back screen for missing items needed to fulfill request.
  • Prepare Initial Closing Disclosure within Encompass
  • Manage a queue of all incoming requests, for all loan types.
  • Ensure accuracy and preview all documents prior to sending disclosures. Must check all information including but not limited to Borrower name, rate, term, loan type, program code, loan amount, first payment date, closing date, etc.
  • Ensure all fees for lender and title companies are properly entered and within TILA/RESPA
  • Maintain company turn time for disclosures to be sent 42 hours or less, and same day prior to cutoff.
  • Review state matrix for any additional disclosure requirements that are state specific.
  • Prepare and disclose Initial Disclosures and Closing Disclosures through Encompass

Prepared, disclosed the Final Closing Disclosure, and mail documents to Borrower

  • Prepare and disclose Locked Loan Estimates and Change of Circumstance disclosures
  • Review files to determine necessary disclosures needed to remain in compliance set by TRID
  • Reviewed and approved Final Closing Statements from various escrow offices
