Overview

This Director of Preconstruction reports directly to the Executive Vice President for the Industrial Division and is a member of the Preconstruction and Estimating Group. Success is determined by their ability to develop our team members, build strategies to win work, and execute high quality preconstruction services.

Our Need: A proven leader who has a keen technical knowledge of preconstruction services, construction estimating, and a hard-charging drive to succeed. Experience in the Industrial market, and specifically process and manufacturing, is strongly encouraged and will be considered in our evaluation of the candidate.

Responsibilities
  • Participate in divisional strategic planning to establish divisional goals and action plans.
  • Develop and execute strategies to win work.
  • Monitor team progress to ensure project deadlines and milestones are met to deliver your team’s output consistently on time.
  • Grow and develop other Department team members to achieve project goals and align with future divisional objectives.
  • Lead and mentor a team of preconstruction professionals, fostering a collaborative and proactive work environment.
  • Oversee execution of effective estimating practices to produce high quality estimates for our projects.
  • Work closely with clients, architects, engineers, and subcontractors to develop project scopes, plans, and budgets.
  • Identify and evaluate project risks, offering solutions to mitigate potential issues.
  • Serve as the executive contact during the preconstruction phase, building and maintaining strong client relationships.
  • Partner with business development on work procurement pursuits as required.
  • Participate in the closing of a sale and final contract negotiations with an owner.
  • Assist preconstruction team members in maintaining estimating software, systems, databases, and processes.
  • Identify and hire new team members and develop growth plans.
Qualifications
  • Bachelor’s and 10 years’ experience with 5 years in managing preconstruction activities or equivalent combination of education and experience.
  • Extensive experience on multiple project types and divisions of work.
  • Possesses extensive knowledge of Company operations and processes across functional groups.
  • Experience in a leadership position with successful, demonstrated results.
  • Must possess superior communication and interpersonal (facilitation, diplomacy, influence, etc.) skills.
  • Experience in the Industrial market, and specifically process and manufacturing, is strongly encouraged and will be considered in our evaluation of the candidate.
  • Experience with EPC and/or Design-Build projects.

JP Cullen, a Wisconsin-based $900 million plus, 134-year-old, 5th generation family-owned construction management firm, is seeking a Director of Preconstruction for our Industrial Division. Our Industrial Division focuses on a variety of construction variety of markets including Food & Beverage, Power & Energy, Chemical and General Manufacturing. This position would be located in one of our regional offices in Janesville, Madison, or Milwaukee Wisconsin and would oversee projects and interact with team members across all of our service areas nation-wide.

A Director of Preconstruction has primary responsibility for leading our Industrial team’s Preconstruction department, growing and development that team’s capabilities to meet the division’s needs, and procuring work that meets our revenue and profit goals.

The Industrial market provides unique challenges and the opportunity to lead complicated projects as a Construction Manager (CM), a General Contractor (GC), a Design-Build Contractor, or as an Engineering-Procurement-Construction (EPC) Contractor. The Director of Preconstruction would be required to understand the complexities of these projects, develop strategies to win and execute the work, and to guide our staff and trade partners through the preconstruction phase and deliver a successful project to the construction team.
