Job description

About Us

Founded in 1980, the Historic District Development Corporation (HDDC) is a mission-driven, 501(c)(3) non-profit community development organization with over 40 years of impact. We exist to strengthen, preserve, and revitalize communities through equitable and inclusive development.

We are entering an exciting new phase of growth with plans to evolve into a capital investment and development platform, advancing projects that deliver both financial sustainability and measurable community impact.

Come Build With Us

This is a rare opportunity to lead meaningful, transformative, community-centered real estate projects while helping shape the future of a growing, impact-driven organization.

We are seeking a hands-on, entrepreneurial development leader who thrives at the intersection of mission, capital, and execution.

About the Role

As the Director of Community Development & Revitalization, you will lead the full lifecycle of real estate development projects from concept through completion while advancing HDDC's mission and capital investment strategy.

Working closely with the Vice President of Real Estate and executive leadership, you will:

  • Drive development strategy
  • Structure and execute complex deals
  • Partner with public agencies, capital providers, and community stakeholders
  • Deliver projects that are both investment-ready and community-impact driven

This role requires someone who can operate strategically and tactically in a lean, fast-evolving environment.

What You'll Do

  • Lead or co-lead end-to-end real estate development projects, including site identification, feasibility, underwriting, financing, construction, and stabilization
  • Identify emerging needs and issues that impact housing, economic self-sufficiency or community vitality; propose appropriate responses, including new program or outreach efforts for HDDC to respond to these evolving needs
  • Structure and evaluate transactions using tax credits, grants, loans, and other community development capital tools
  • Develop and manage financial models, pro formas, and investment analyses
  • Partner with developers, lenders, public agencies, and community stakeholders to advance projects
  • Oversee project budgets, timelines, and compliance requirements
  • Identify and pursue new development opportunities through RFPs, RFQs, RFIs, and public-private partnerships
  • Collaborate with internal leadership to align real estate strategy with programmatic and capital priorities
  • Support capital raising, investor reporting, and impact storytelling
  • Represent HDDC in negotiations, community forums, stakeholder meetings, conferences, tours, presentations, and as otherwise directed.

What We're Looking For

We're looking for a candidate who brings both technical depth and mission alignment.

You'll be a strong fit if you have:

  • 7–10+ years of experience in real estate development, affordable housing, or community development finance
  • Proven experience leading development projects from concept through completion (this is a must-have requirement)
  • Strong knowledge of community development financing, including:
  • Strong knowledge of:
  • LIHTC and affordable housing finance
  • Public subsidies (HOME, CDBG, etc.)
  • Capital stack structuring
  • Experience with financial modeling, underwriting, and feasibility analysis
  • Working knowledge of zoning, land use, and entitlement processes
  • Ability to manage multiple complex projects simultaneously
  • Strong relationships with public agencies, developers, and capital partners

What We're Not Looking For

To ensure alignment with the scope and complexity of this role, this position is best suited for candidates whose experience extends beyond the following areas:

  • Licensed real estate agents or brokers primarily focused on residential sales or transactions
  • Individuals whose experience is limited to buying, selling, or flipping single-family homes
  • Candidates with property management, leasing, or asset management-only backgrounds without development experience
  • Professionals who have supported development projects but have not led deals end-to-end
  • Candidates with experience limited to commercial real estate without exposure to affordable housing or community development finance

What Sets You Apart

  • You've closed deals, not just supported them
  • You understand how to balance financial viability with community impact
  • You are comfortable operating in a growing, entrepreneurial environment
  • You bring both strategic thinking and hands-on execution

Why Join HDDC

  • Be part of a mission-driven organization with a 40+ year legacy
  • Help shape the evolution into a community investment and development platform
  • Work on projects that create lasting, visible impact in communities
  • Collaborate with a passionate, purpose-driven leadership team
  • Opportunity to build and scale development capabilities within a growing organization

Compensation & Benefits

At HDDC, we believe in supporting our team so they can do their best work and make meaningful impact. Our benefits are designed to promote well-being, flexibility, and a healthy work-life integration.

Health & Wellness

100% employer-paid coverage for:

  • Dental
  • Vision
  • Group Life Insurance
  • Short-Term Disability
  • Flexible Spending Accounts (FSA) and Dependent Care Spending Accounts
  • Access to mental health resources and support

Work-Life Balance

  • Generous paid time off (PTO) to rest and recharge
  • 13 paid holidays annually
  • Hybrid work schedule offering flexibility and balance (3 days in office/2 days remote)

Work Environment

  • Collaborative, mission-driven culture
  • Opportunity to work on high-impact, community-focused initiatives
  • Exposure to cross-sector partnerships including government, nonprofit, and private capital
