The ideal candidate takes pride in the quality of their work, demonstrates a collaborative and solutions-oriented mindset, communicates proactively, and possesses strong organizational, technical, and project management skills.ResponsibilitiesLead construction, renovation, and capital improvement projects from planning and budgeting through completion and closeout.Develop and manage project scopes, budgets, schedules, bid processes, and contractor selection.Oversee multiple concurrent projects, including unit renovations, common-area improvements, building systems, façade, roofing, waterproofing, structural, and MEP work.Manage architects, engineers, contractors, expediters, and consultants, holding all parties accountable for cost, schedule, quality, and performance.Review bids, contracts, change orders, requisitions, and invoices while identifying value-engineering and cost-saving opportunities.Conduct regular site visits to monitor progress, quality, safety, logistics, and compliance with project requirements.Work with Acquisitions team to assist in underwriting upcoming building purchases. Coordinate closely with Property Management to minimize construction-related disruption within occupied buildings.Oversee the resolution and closeout of DOB, FDNY, ECB/OATH, and other building-related violations, coordinating with consultants, contractors, and regulatory agencies as required.Track and manage compliance with applicable NYC Local Laws and regulatory requirements, ensuring required inspections, filings, corrective work, and closeouts are completed timely.Proactively identify and resolve project risks, delays, budget issues, and unforeseen field conditions.Support annual capital planning, budgeting, and property due diligence.Maintain an established network of reputable contractors, consultants, and specialty vendors while continuously evaluating performance, pricing, and expanding Dalan’s vendor network.QualificationsBachelor’s degree preferred.Multifamily experience preferred.7–10+ years of construction or project management experience, preferably within NYC real estate.Experience with a real estate owner/operator, developer, construction manager, or general contractor preferred.Strong knowledge of construction methods, building systems, budgeting, scheduling, procurement, and project controls.Strong working knowledge of NYC Building Code, permitting, inspections, Local Laws, violations, and regulatory agency processes.Demonstrated experience managing and resolving NYC building violations and navigating DOB, FDNY, ECB/OATH, and related agency processes.Working knowledge of applicable NYC Local Laws and experience managing associated inspections, filings, corrective work, and compliance requirements.Established network of reputable NYC contractors, consultants, and specialty vendors preferred.Ability to read and interpret architectural, structural, and MEP drawings and specifications.Strong experience with project budgeting, bid leveling, contract negotiation, change orders, and value engineering.Proven ability to manage multiple projects and hold contractors and consultants accountable for budget, schedule, and quality.Strong organizational, problem-solving, communication, and leadership skills.Proficiency in Microsoft Office and familiarity with construction management platforms such as Procore and Bluebeam preferred.Ability to regularly visit project sites throughout New York City.Compensation/Benefits· Salary Range $125,000 – $150,000 based on experience· Benefits package (401k, Health, Dental, Vision, Transit)· Eligible for a discretionary year-end bonus based on individual and Company performanceDalan is an Equal Employment Opportunity Employer.
