About theย Opportunity:ย  POAH is seeking aย smart and motivated individual interestedย in working at the intersection of affordable housing, real estate finance,ย real estateย law,ย dataย and technology.ย  Weย seekย aย Boston basedย Asset Managementย Summer Internย to joinย ourย Asset Managementย team.ย  For a description of the Asset Management teamโ€™s work seeย https://www.poah.org/about/asset-management.ย ย ย 

The Asset Managementย Intern, working with other members of the team, willย helpย supportย refinancing and tax credit recapitalizationย efforts, assist with real estate tax submission to municipalities, the development of real estate tax budgets and cost mitigation strategies, and help administer, enhance and improve our real estate portfolio information systemย and data analytics tools.ย  Additionally, the Asset Managementย Internย will complete projects, analysis, surveys, and research related to theย growingย POAH Portfolioย (currentlyย 142ย affordable multifamilyย propertiesย that encompassย ~14,000 units)ย and be tasked with assignments related toย real estate finance,ย dataย collection, data integrity,ย technology,ย reporting,ย and asset management.ย Some of theย specific and essential tasks may include:ย 

  1. Perform a variety of tasksย for POAHโ€™sย enterprise-wideย MRIย database system (POAHโ€™s Intel or โ€œPIโ€) which houses property level data pointsย and documentation onย acquisition prospects and POAH ownedย propertiesย servingย as POAH/POAHCโ€™s key documentย repository,ย reportingย and workflowย tool.ย ย Examples of PI tasks mayย includeย data entry, system maintenance, assisting with new hire trainings including developingย or deliveringย training materials, videosย and user guides, creating detailed specifications for new reports/screens/stored procedures, responding to help desk tickets, performing quality assuranceย data audits and data integrity work, testing new functionality,ย building reports/analytics,ย etc.ย ย Collect and analyze financial information about individual POAH properties or theย POAHย portfolio as a wholeย 

  • Develop analyses and presentations about the portfolio.ย 

  • Help promulgate POAH and POAH Communities standards and knowledgeย ย ย 

  • Assist in research work about properties and the POAH-owned portfolioย as needed for portfolio surveys, lender/investor queries, portfolio information database.ย 

  • Assist with data integrityย and process improvementย projectsย ย 

  • Fill out property funding application schedules, real estateย tax income schedules, and property/portfolio questionnairesย 

  • Conduct portfolioย analysis as directedย 

  • Run reports onย specific POAH properties or the POAH-owned portfolio as directedย 

  • Assist with file management, filing and migrationย to the cloudย 

  • Completeย lender/investorย due diligence information requests.ย 

Specificย assignments for our 2026ย intern may include but not be limited to one or more of the following:ย 

  • Assistย with the buildout and data checks related to the creation of PowerBI dashboardsย 

  • Assistย with theย creation and configuration of Microsoft Teams and Channels and migration of documentation from server to Teams and SharePointย ย 

  • Take first pass at draftingย limited partnerย exit summaries.ย 

  • Help memorialize reserve requirements, consent rights, release opportunities across the portfolio.ย 

  • Assistย with transmission of real estate tax bills and trend analysis.ย 

  • Assist withย affordabilityย restrictionsย research and documentation.ย ย ย 

  • Assist with development ofย databaseย training materialย refresh.ย 

  • For recent real estate closings,ย upload closingย documents and apply metadata tagsย 

  • Takeย first pass at SharePoint internal posts and developing supporting images, graphs and visuals.ย 

  • Draft initialย underwriting models for RI, MO, IL and OH recapitalizations.ย 

  • Assistย with dealย due diligence and LIHTC applications.ย 

  • Assistย with site visitย prep and/or closeout.ย 

  • Organizeย reporting requirements and helpย roll out newย processesย and technology.ย 

Candidates for this position shouldย possessย one or moreย yearsย of relevant experience,ย courseworkย and/orย knowledge in some of the following areas:ย 

  • Real estate asset management and/orย property managementย 

  • Real estate finance, especially affordable housing and the regulations and financing applicable to the industryย 

  • Data science, database management, Microsoft certifications,ย and/or technological project managementย 

  • Proficiencyย or exposure to reading property audits, budgets, financial statements, and real estate closing documentation (LPAs, loan agreements, assignments, regulatory agreements, etc.)ย 

  • Proficiencyย or exposure to analyzing financial performance ofย multifamilyย real estate assets and evaluating trendsย 

  • Proficiencyย in use of computer includingย exposure to one or more of the following applications:ย  Microsoftย Teams, SharePoint, Smartsheet,ย CoPilot,ย PowerBI,ย Outlook, Word,ย Excel,ย and PowerPoint โ€“ย ideallyย withย intermediate or betterย understanding of excelย 

  • Some exposure to property management and asset managementย softwaresย (i.e.ย Yardi, MRI, Real Page,ย Boston Post,ย Fussion,ย Starta, etc.)ย ย Equivalentย relevant software or database experience will be considered.ย 

  • Exposure or working knowledge of HUD subsidy programs includingย Project-Basedย Section 8, Project-Based Voucher and Housing Choice Voucher programsย and contracts.ย 

  • Exposure or working knowledge ofย theย Federal Low Income Housing Tax Credit Programย (LIHTC)ย and/orย FHAย affordableย multifamily loan products.ย 

  • Project management experience.ย 

  • Experience working with data and excel.ย 

  • Experience working with legal/real estateย closing documents.ย 

Candidates should haveย demonstratedย ability to:ย
