Description
Middleburg is a vertically integrated real estate investment, development, and construction firm specializing in attainable and market rate rental housing (including apartments and build-for-rent) across the southeastern United States. We are seeking to add a Development Associate to our team, to support our Tampa office. Our acquisitions, entitlements, financial analysis, capital markets, asset management, property management, development and construction teams all collaborate with each other on their respective responsibilities as it relates to each specific deal to build each project.
This individual is expected to demonstrate strong business acumen, possess a basic understanding of the real estate development process, contribute proactively at both the policy and tactical level, and collaborate effectively across the organization. Also, this is an individual who has strong interpersonal skills with the demonstrated ability to work with a diverse range of personalities and the ability to keep calm under pressure, communicate effectively and multitask.
The Development Associate will report directly to the Development Partner.
Essential Duties and Responsibilities:
  • Supports daily activities of multifamily projects from development, design, and permitting leading up to construction commencement.
  • Assists with site analysis and evaluate overall feasibility for sites sourced directly and by Middleburg's land acquisition team.
  • Assists in the creation of the final development programs and project underwriting to maximize economic feasibility.
  • Alongside the Development Partner, works with consultants to ensure programming meets development guidelines for various municipalities including general plan guidelines, zoning regulations and other items that are critical to development.
  • Coordinates efficient land development approval process.
  • Confirms with various municipalities project zoning and permitting approval timelines.
  • Updates and monitors detailed development schedules.
  • Prepares and updates preliminary construction estimates, pursuit cost budgets and detailed development budgets from due diligence to construction loan closing.
  • Coordinates with Investment team in underwriting and capital origination efforts.
  • Supports all land due diligence activities.
  • Procures proposals, coordinates with consultants and evaluates reports (environmental, surveying, traffic, wetlands etc.).
  • Assists the Development Partner in providing oversight of the architect of record and engineers. Coordinates all relevant design changes for a specific site that vary from the prototypical design set.
  • Communicates with various 3rd party design consultants (waterproofing, interior design, landscape architecture, hardscape design, lighting consultants, accessibility consultant etc.)
  • Collaborates with Middleburg Construction on plan review, project qualifications/scope, cost analysis and value engineering efforts.
  • Assists with deal zoning and permitting activities (site, building, environmental) with relative 3rd party consultants.
  • Supports preconstruction activities.
  • Participate in construction meetings, review of submittals, and approval of change orders during the construction phase of the project.
  • Monitors pursuit cost budgets and overall risk mitigation task

Requirements
Knowledge and Experience:
  • 2-5+ years' experience or advanced degree with qualifying work experience; background in real estate development, civil engineering or land development is ideal.
  • Experience with working on development deals averaging $30M+
  • Proven experience to function independently in a multi-task environment, as well as part of a team. Comfortable in communicating with all levels of management and employees.
  • A high energy, entrepreneurial, self-motivated, and results-oriented individual.
  • Proven ability to display a high attention to detail, analytical, and highly organized.
